I would suggest maybe asking the agents to add on the upstairs bathroom as a feature, as many houses of that age have a downstairs b/room, and would put some buyers off.
A friend of a friend was an estate agent. A lot of buyers are influenced by the lifestyle that is being represented to them, and want to buy into that. That is why de cluttering and depersonalising is such a good idea, because it allows buyers to imagine their possessions in it. Crazy as it may be, if it works, what does it matter?
Is there some lifestyle that you can represent? Maybe it would suit a single person looking to rent out the second room - can you play on that when a single person comes to view? Low maintenance kitchen and garden, perfect for nights out in the centre of town etc. Maybe think about putting books and photographs into storage. It can't do any harm.I have had many Light Bulb Moments. The trouble is someone keeps turning the bulb off
