Hiya I've not read the posts and about to watch Big Brother (why??) but in case it's not been suggested get out 'House Doctor' from the library and have a look at her tips. They're really good and there might be something in there to help.

This is obviously a personal view...
I would also put away the rug and tablecloth (not that they are not nice but they do fill the room a bit more if you see what I mean) I would also remove the large cushion, you want to create the impression of space so if that means hiding things at a friends house so be it.
In the kitchen I would lose the green but I'm not a green lover and then ensure all surfaces are clear to make out that the prospective buyers will have plenty of space because you obviously have - again you might need to hide things at someone else's home! eg large kenwood or whatever.
What is in the garden? Is it a motorbike?, again you are making it appear smaller than it actually is.
I would get the estate agent to change the order of the bedrooms too.
The only other thing I can think of is the ominous no mention of parking but that obviously depends where you actually live in relation to work etc.
When you show people around I hope your not saying we're moving because we've got a baby and need more space as this makes the buyers think ok yes well it is quite small if you get my meaning. If necessary lie and say your job is relocating or whatever.

I really would not do that. It's illegal. We had a vendor lie to us in a similar way recently, saying they were moving to be nearer work and that they had been in the house 2 years. What she didn't realise was you can see on the land registry web site when the house was last sold and how much was paid for it. She had actually been there less then ten months. We politely declined.
Alan, I live very close to your house and we are in the middle of buying our first house. Your house was a little over our budget so we didn't give it serious consideration but it is certainly true that the price is about average for this area and, as the house is very close to the town centre, this does boost prices by five grand or more I reckon.
I doubt the colour of next door is a big factor in people's decision to not make an offer- there are plenty of worse-kept neighbours round here! The fact that you are so near a pair of pubs (albeit very good ones with no trouble and minimal noise) may have put some people off. Also, I believe the road is private - we looked at a property on a private road and I have to say I was nervous about the possibility of having to pay for a share of re-surfacing or new drainage.
It is a nice property and first-time buyers should be interested but at the end of the day, price is the very first thing that first-time buyers are interested in, so you may have to compromise a bit more.
