Obviously cannot comment on area quality but i have had a look and found houses near to yours that are cheaper for a similar prop or same for a bigger house. BUT we on here cannot comment on a quality that your house has that is not obvious to non locals. Personaly i would get another agent to come and have a look round and see what they think, dont tell them you have had lots of viewings though just explain youare not happy with agent. Give them a chance to value it to see what they come up with.
Have you done a right move search on sold properties in your street to see what they went for??

Look at the house its a Firt time buyers house, working on that most FTB`s dont want a FTB house unless its a bargain.
Whats the local average wage for the area ?? it could be they like your house but simply cant afford the monthly payments so dont bother putting in offers.If it doesnt pay rent sell it.

With a house so small you do need to keep it very minimalist. Take the EAs feedback - make it look as big as possible and, perhaps, drop the price.0

The smaller bedroom reads first, on the blurb. I was so busy thinking gosh that's small for a master bedroom, that I nearly missed that the 2nd bedroom is a bit bigger.

as mentioned the house is obviously priced too high.
you need to lower, as your prospective buyers are obviously wanting more for the money.
the EAs are obviously bluffing so many people in, and they are probably thinking sod it we'll see what it's like.
if you had 0 viewings, you would've dropped the price already!
if 29 have said it's so small, you can't make the place bigger, you can make it seem bigger, but the only thing you can do is make the price lower0 -
alan your house looks lovely from the outside but the colour of next door may put some off. this can't be helped so you have to make your house have the wow factor.
does the wall next to your house belong to you? could you paint it? is that where the wheelie bins are kept? could you trellis this off?
hanging baskets or window boxes be a good addition.
has next door always been pink? could you offer to paint their house for them - cheeky i know but perhaps they don't like it anymore.
have you looked round other similar sized houses in your area? can you pick up any clever ideas of maximising the space you have. try visiting some show homes they are very clever about the furniture they use to make houses appear bigger.
based on your pictures i would:
living room - get rid of table and chairs and rug, take down bull painting. declutter - you will have to do this when you move so might as well do it now. try rearranging furniture to make room look more spacious. is your bookcase full? try using it to display ornaments, a few books etc, so it doesn't look crammed full. you have a small house and if all the surfaces are full it will make the buyer think there is a storage problem. what under the stairs? is that a sheet covering it? could you try boxing it it making it into a storage cupboard?
kitchen - i would just paint a lighter colour off white/ magnolia or lemon.
what are your bedrooms and bathroom like? what colours are they? can you declutter or remove furniture to make them seem bigger?

I feel a bit bad replying to your thread because I don't want to upset you:o
This is obviously a personal view...
I would also put away the rug and tablecloth (not that they are not nice but they do fill the room a bit more if you see what I mean) I would also remove the large cushion, you want to create the impression of space so if that means hiding things at a friends house so be it.
In the kitchen I would lose the green but I'm not a green lover and then ensure all surfaces are clear to make out that the prospective buyers will have plenty of space because you obviously have - again you might need to hide things at someone else's home! eg large kenwood or whatever.
What is in the garden? Is it a motorbike?, again you are making it appear smaller than it actually is.
I would get the estate agent to change the order of the bedrooms too.
The only other thing I can think of is the ominous no mention of parking but that obviously depends where you actually live in relation to work etc.
When you show people around I hope your not saying we're moving because we've got a baby and need more space as this makes the buyers think ok yes well it is quite small if you get my meaning. If necessary lie and say your job is relocating or whatever.

I would say that the house is priced fairly for the GL53 postcode. There are hardly any properties in Rightmove costing less than yours. In fact, I found that a 3 bed house starts from £260k upwards! I am glad I am not househunting in your area!
I think the problem you have is the unreallistic expectations of FTBs. An experienced house buyer will not go for your house while an FTB is expecting too much for his/her money in your area. If I was you, I'd just sit and wait... with the lack of properties in your price bracket in your area, someone will eventually snap it up.0
