You are aiming it at ftb's and as is repeatedly reported in the press ftb's are priced out of the market.
Asking £170k for a first house is quite frankly laughable.
You would probably do better to aim it at btl type people.0 -
Thanks for all your comments. They have been really useful, yet I now feel even more depressed. Whether the house is overpriced or not is obviously my biggest concern. We have already dropped the price and it is now on the market for 10 grand less than the highest valuation we got - and exactly what the other two estate agents said. Cheltenham is an incredibly varied market, people are obsessed with location and schools and some properties near me that might look better value are in really bad locations. In my area, nothing is currently on sale for less than 225K (admittedly bigger than mine) and nothing has sold on my street for less than 185000 (6 months ago and admittedly bigger). I think this is why people might be coming, they are intrigued as to why it is so cheap!
I'm inclined to agree with people who have said that it's a bit pricey for a FTB. I bought it four years ago for 129K with some help from my parents but couldn't afford it now.
If we weren't getting viewings, I would be certain it was price and most of you have raised the obvious non-selling points - it's small, shower room only, parking is as tricky as any of the many many properties in the town centre, but I really don't feel that there are many surprises when you get here.
I'll have a bash at what some of you said about tablecloth, babymat, etc but I can't honestly face putting a bath in or anything else major.
What I am wondering now is if we should switch EA. I do kind of feel that it's being shown to people with more money to spend and that they are choosing to spend more rather than spend the same elsewhere.

I rather like it, its got a lot of charm. However if you are looking for a ftb, I would defo put as much (table, pic etc) into storage as you can and paint kitchen neutral, buy some plants in pots for patio, I bought my first flat with a shower only, it did put others off but it was also very cluttered, (not saying yours is). Most ftb's watch so many property programmes they expect white walls, no clutter etc etc

the thing is, your asking too little for it, so people are probably thinking there must be something wrong with it
increase the price to 200k, if it still doest sell, increase it to 250k, if not more luck go full out for one million!

i dont think the EA is vetting the people who look at your property, anyone who likes it from pictures and descriptions the EA will show around and hope for a sale
people are scared property prices are going to crash, with all the negative news recently. They are also probably a little worried about interest rates increasing ect.0 -
I would get rid of the green kitchen. Although I can see past that, a lot of people can't . Make it magnolia or light yellow.
Although it is in Cheltenham (very nice), it IS small and although there is nothing you can do about that, I would say that with 29 of your viewers all mentioning it, that they want a bit more for their money. Therefore drop the price.
Is there anywhere to park? Make sure you mention it if so.
Our next door neighbour painted our house when he wanted to put his on the market (although they were both already the same colour). I think it's a bit of a cheek, but we said nothing as in the end it saved us having to do it. I don't know how well you know your neighbours? If you know them well and get on with them, it may be worth suggesting that they have a new magnolia frontage.
I really do think the price will be the main factor though. I'd magnolia the kitchen and drop the price before doing anything else.(AKA HRH_MUngo)

A lot of people obsessed with the pink house next door! To be honest, that was painted last year and looks a lot better maintained than some other houses on the street. Most of the terraces around here have girly coloured houses so I think it would be expected. Looking down the street, the bright colour gives it a well maintained look and makes the street look more cared for. I won't be asking the neighbour to repaint - though perhaps if I actually owned the pink house, I might consider a change!0

170K is not that high a price for an FTB. On two incomes, a 160K mortgage is around 950 per month - that is quite doable if both have jobs.
That said, I have no idea what the market in Cheltenham is like. I have three friends who have just bought a 3 bed flat above a shop on the high street for 300K :eek: - I thought that was expensive.
169K seems like a decent deal for Gloucestshire!
What about selling you house to some rich man whose daughter is about to attend Cheltenham Ladies College? It would be perfect for a young woman living on her own or with a friend to live in.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -

I bought at 165K, earn an average wage (for London), and am coping fine.
I do recognise the need to have contigency plan in place in case I fall ill/become unemployed, but if you want to buy a home, it means sacrifices - and that might even mean delaying your plans to have kids.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0
