    You talked about average percentage rises but neglected to mention the average price.

    I thought it was important to mention.

    I'm not terribly sure it is that relevant TBH.

    The significance of the report is that prices are moving upwards, with detached performing best with increases over the last 3 quarters.

    For someone who is buying now instead of a year ago, that means that typically a detached will cost them £5,000 more and a semi approx £2,000 more. :eek:

    That "advantage" of renting until the market improves is starting to slip away very quickly....

    I agree with you, it might help for people to see the 12 month changes in particular areas and average prices.

    Belfast 0% no change, average = £93,042
    Outer Belfast 0% no change, average = £109,869
    East On N.I. -1% prices down, average = £95,727
    North of N.I. 5%, prices up average = £94,241
    West and South of N.I. 2% prices down average = £98,612

    Amazed that you are able to show whats been an upward trend over three quarters as a downward trend! :rotfl:

    No doubt when its a four quarter trend you'll be able to show how over two years prices are still down.

    Not that I care as I've no intentions of buying or selling, but it does look like those who are renting "until the market improves" have already missed the bottoming out of the market and could now well be costing themselves money by not buying.

    Not sure of the relevance of when we built? As i said we're neither buying nor selling.

    Or like those who jumped in and bought houses or sites in 2009 when prices were rising for 4 quarters maybe didn't make the best decision.

    In 2009 we werent seeing a national recovery like the one we're experiencing now.

    We also were slap bang in the middle of what turned out to be a double dip recession.

    Also, as you yourself posted, banks are now offering 95% LTV mortgages and are loosening the lending criteria - that wasnt happening in 2009.

    We're well clear of that situation now, and we're seeing prices creep up again as some of us predicted would happen.
