Amr you're protected by the tenancy deposit scheme, if you're not in one you can take them to court for 3x the deposit and win? Speak to CAB if you're not in one

I think we are in one, just need to find my flippin' tenancy agreement  I don't know how much of it we will get back though, the LL has been quite arsey about everything so I don't hold much hope for getting anything back

definitely :rotfl: i could understand if it was a huge house and stuff but its a small 2 bed

I am unsure what the ratings are, I'm sure the one we're seeing tomorrow is a D though. Going to ask the private LL what EPC the property is cos I think we prefer that one:T Anything must be better than an F though! Well, apart from G!

it is within budget and I'm under the impression its a D but i can't see the epc anymore so maybe i imagined in!! going to ask them today before i put the deposit down. but it has a new boiler system etc so all good!

p.s. any help guys? how much notice (if any) do i need to give if my letter says this:

I can confirm that the landlord of the above property is happy to release you prior to the end of your fixed term (02/2014). There will be no charges incurred to yourselves as a result.

Please let us know if you find an alternative propety and when you will be moving out of ** *** ** in order for us to book a check out date and arrange for the return of your deposit.
