Have I got a hope in hell of moving before xmas?

Situation:

Part exchange, prices all agreed with Bovis.

Applied for AIP on Friday with Yorkshire Building Society - got referred so slightly panicking now :eek: even though we have 25% deposit and no known credit problems (yes, I know... we will check if it gets declined)

No solicitor lined up as it all moved quicker than we thought, but have emailed everyone I know who has bought recently for recommendations.

Not paid a reservation fee to Bovis yet, but will do once we have AIP and solicitor sorted.

Bovis want to exchange on 10th Dec and complete on 21st Dec. What do you reckon?

Reason I ask is, both OH and I are really really busy at work in January and cannot physically have a day off to move then, so if it's not going to be before xmas, we need to delay until Feb somehow!

    I can't answer your question but I can tell you that YBS are very efficient dealing with mortgage applications. We made the full application on a Sunday night and recieved our mortgage offer the following Friday!! I was very impressed!

    AIP approved and solicitors instructed. Address was the problem with AIP - OH lives at 55A and their system only recognised 55 so that was what we put to start with.

    I bet it's further down the list - tried to add 63A for a Tesco delivery, but they only had 63. Realised on my last attempt that the As, etc are right at the end of all the numbering for the street!

    Today's progress:

    - Full mortgage application completed.
    - First lot of forms for solicitors completed
    - ID documents and proof of deposit ready to go to solicitors tomorrow

    So that's all good.

    But I've had it up to god knows where with Santander! :mad: My savings are with them, I had to open a new e-saver on Mon for which they kept me in the bank for an hour (not like Halifax where you keep the same account number and redesignate it). Then tonight I try to take some money out my savings to pay some of the fees for the mortgage etc. It's the first time I've done that so I need a One Time Passcode. Which doesn't arrive. So I phone them and after long security find they've mistyped my phone number and it was missing a digit (even though I had to confirm it in the branch 2 days ago). Finally I manage to make the payment, only to find it hasn't arrived in my current account so on logging back in to Santander to check if it went by faster payments or not I find my online account access has been blocked! Which I am not sorting out tonight!!! :mad: AAAAAAAAAAAAAAAARGH

  • You may be pushing it for time now but good luck! Hopefully the searches will be done quickly and no problems will arise!

    It will be tight but I'm in the same boat. Just keep on track of everything, be as ready as you can be and don't let your nerves get the better of you! I'm struggling to take my own advice at the moment but there is still time!

    YBS have asked for more documents for the mortgage - easy stuff like payslips and bank statements so will get those sent off tomorrow. Fortunately I'm an accountant so have plenty of people who can certify copies for me!
