Replace Double Glazing - or not - this is the question...

    I wouldn't tell the DG companies anything about your future intentions; it shouldn't make any difference either to their price or quality.

    It's one of those things that will not add value to the house, just make it more likely to sell.

    Some buyers would see it and think windows need replacing, putting them off or reducing the offer they make. But for a few hudread you can fix this.

    Being an OAP I felt that the cost could be out of my reach and might run into thousands of pounds. Reading some reports what some salespeople are reputed to say to us OAPs can be scary at times.

    This morning my wife called in to discuss our problem with our local estate agents and they said that replace units before the property is put onto the market.

    A suggestion that we expected them to say, but I do agree completely that approaching the property and any interested client could turn and walk away if their eyes caught the windows on a day where we had high condensation.

    Do you think that companies would only replace the affected units and not expect to replace everyone of them?

  • I would ask a local glazier, rather than Double glazing company, to quote just for the blown units.

    I had a panel in conservatory roof replaced this summer 1600x 600 for £80 fitted. just to give you a ballpark figure. Shouldn't cost thousands
  • Have you checked if there are any grants available to replaced failed glazing units, esp. if you are classed as 'vulnerable' or in receipt of means-tested benefits.

    Replacing the glazing units may also be the chance to use 'K' glass, which would up the efficiency of the DG, all attractive to purchasers.
  • Assuming the frames are in usable condition i'd just get the misty panes replaced, an easy and cheap option. I had a large 1.5m x 1m double glazed pane replaced last year for under £100 fitted.

    If you leave it and put it on the market some buyers will wrongly assume it needs complete new windows and either be put off or want a silly amount off the asking price!

    Here's my view, sell it in the summer, ok, may be tricky and the property may hang around so;

    I would get quotes for the units to be replaced, forget resealing it is often more expensive.

    I would then offer the house as is, and see if they want to knock back the price because of this.

    If they do it will undoubtedly be more than the actual cost of replacement that you will have.

    Tell them you will replace them prior to the sale without the price reduction.
    Should save you money and let them know you know the value of defects and are not to be hoodwinked.;);)

    Ps, I had several units replaced recently, the costs were a fair bit less than a previous poster was charged.

    We have a Double Glazing Repair Shop (Repairs, Parts and Accessories) abouthalf a mile away from our property that we will certainly get a quote from.

    The pricethat you paid gives me great relief as I do not mind spending up to £1.000 tohave the misty panes replaced, as you say some buyers could think that all theDG needs replacing and look for silly amounts off the asking price.

    Another point to consider is that a prospective buyer, when viewing the "fogged" panes, might come to the conclusion that other maintenance in the house has not been done either.
    I can afford anything that I want.
    Just so long as I don't want much.
