Is anybody else noticing the recurring theme of houses selling for quite alot more than local agents valuations? I wonder what that is all about?
One of my local agents that valued my property valued it at £130k (2006) which I thought immediately was taking the mickey! As I sold for £165k I wasn't wrong!

That is why I did my very very long post some weeks ago as I think most could value themselves without the agent or to check against agents figures being given.

Local agents weren't wrong about our selling price, they just weren't going to market it the way we wanted and were going to cost a great deal more.

I did know straight away that HN weren't giving us a good valuation (Chickmug is right, it isn't really that hard to work it out yourself) - they use a standard bit of software and came out with something like Zoopla. Unfortunately we had one interested potential buyer who was, I suspect, a follower of such things and who thought we were asking far too much.
  • I've just put my flat on the market through House Network and so far am very impressed with their service.

They turned up when they said they would, took the room photos that I said I wanted and completed the EPC and floor plans at the same time. The pictures and floor plan were on their site within 2 hours (I hadn't paid for the express service) and was able to select the best ones for each of the rooms.

My listing actually went live on RightMove the following day and the HIPS pack was completed and online within the week.

Like Sheppyd I have become addicted to the click through counter - just wish it was higher and hope it leads to a viewing. So far, very pleased!

    Choc

Hehehehe!!! Glad I am not alone in the clicking addiction! Have my second viewing today :j- which is good - but the rate of clicking has gone down.
  • well the chap came today to take the photos etc, rang in advance and turned up on time (brownie points from me!!) had my For Sale sign under his arm. Nice guy, spent nearly 2 hours taking photos, virtual tours and floor plans. 6 hours later the house was ready to go on the market, however I am waiting a couple of days (which is my decision, I decide when to "press the button"). There were several mistakes on the details (only minor things) so I have sent off a list of changes which head office do.

Will keep you all posted as it may come in handy for someone else who is considering HN. So far, all seems as promised. Will go live Wednesday or Thursday.

Yes, we had several mistakes to correct. Mostly trivial, but of course best to get it right.

I feel that their level of detail was high and therefore a bit prone to it going wrong. We had to correct things like ‘laminate flooring’ when it wasn’t. However, they corrected it within hours, and emailed to let me know. Good luck, and be ready for the viewings!
  • We had a couple of silly errors too- but I phoned up and they changed them while on the phone.

We have now been online for a week and have two more viewings tomorrow. That will be 4 in total. Not bad

So far I would highly recommend the service we have been given!
  • Hello, I have been following this thread with interest because we are considering putting our house on the market with House Network. I just had a question with regards to viewings - I know you do your own but I work full time and my husband works odd shifts some weeks as he's a tube driver . A friend of mine said this might create problems if people want to view the house during the day in the week. I just wondered what everyone's experience was in terms of managing the viewings if there's noone around during the day and if we would be better off going down the traditional EA route instead because of this? Any feedback appreciated.

    Thanks.
  • Only one viewer wanted a week day. I could do it but I assume most people can't and therefore if they were really interested in viewing they would work something out.
  • I agree. You may just need to try and keep at least one weekend day free.

I am lucky as I work from home, but not many people do.

In the case of someone who really can't wait, would you trust a neighbour, they probably know as much as an agent about your house and the area?
