I have just used House Network to sell my house in London. They were absolutely brilliant. I took a risk and paid the full fee of £520 up front. Within two days, a photographer turned up and took a huge amount of photos, put together virtual tours and did a floorplan. Within a further 24 hours my house was being advertised on Rightmove. Their communication was brilliant, when someone telephoned them to book a viewing, HN staff would keep them on hold whilst they called me to arrange a time and date. You can't get more real-time than that!
Although you have to conduct all the viewings yourself, I consider this a plus point because you can answer even the most detailed of questions. After every viewing, House Network chased up the viewers for feedback and emailed me the results. As well as that, I received a weekly email which statistics which told me how my house was performing on Rightmove. So the communication is brilliant.
But down to the crux of the matter - did my house actually sell? Yes, I got an offer for £435,000 three weeks after my property went live. This was £35,000 more than my local estate valued my house at. I also saved £6595 in Estate Agents fees. I think that the Price versus Value that House Network offers, could be the death knell for local Estate Agents. My local Estate Agents told me that they have 'always' calculated their fees as a percentage of the property value, when I queried the cost. But why? It doesn't cost any more to sell a house that costs £100,000 as it does to sell a house that costs £400,00. They serious need to look at the way they do business now that they have got comapanies like House Network snapping at their heels.0 -

Am seriously considering this, but my main concern is the viewings. Our house is a PAIN to find (it's in a rabbit warren of houses on an estate) and the last thing we want is the potential buyer to get lost! There is parking around the back of the property, but to get to the front of the property you have to walk up a very long path from the pain road.
I imagine this could put buyers off! Where do you meet the buyers? Do they just come to the door?Green and White Barmy Army!0 -
As it's such a fantastic coincidence that so many newbies have gravitated to this thread, I thought I might share another coincidence story. At the very least it will be more believable than some of the stuff written above!
The British actor Anthony Hopkins [who shot to fame as Hannibal Lecter] was delighted to hear that he had landed a leading role in a film based on the book The Girl From Petrovka by George Feifer. A few days after signing the contract, Hopkins travelled to London to buy a copy of the book. He tried several bookshops, but there wasn't one to be had. Waiting at Leicester Square underground for his train home, he noticed a book apparently discarded on a bench.
Incredibly, it was The Girl From Petrovka. That in itself would have been coincidence enough but in fact it was merely the beginning of an extraordinary chain of events. Two years later, in the middle of filming in Vienna, Hopkins was visited by George Feifer, the author. Feifer mentioned that he did not have a copy of his own book.
He had lent the last one - containing his own annotations - to a friend who had lost it somewhere in London. With mounting astonishment, Hopkins handed Feifer the book he had found. 'Is this the one?' he asked, 'with the notes scribbled in the margins?' It was the same book.0 -
I've just engaged the house network to sell our property - and so far they have responded very well indeed. The proof of the pudding, as they say, will be in the eating so we will see just how effective they prrove to be only when the property sells. My expectations are quite high though. I did get 5% off their advertised fees as well.

OK, doubting Thomas. I'm not a newbie (well, not really). I sold my house through HouseNetwork back in 2008. They took loads of photographs, which were published on their site and Rightmove and made floorplans and flyarounds. I had about 15 viewings (in two months) which I conducted, but honestly, didnt have a problem with that. I had 3 offers all near the asking price and one completion. I went to the traditional EA's and they wanted 3% of the final sale price for doing nothing more than HN had done. I know they would have conducted the viewings, but I felt ready and able to do them myself so why the heck should I fork over £6K for some EA to do it.
The photographs were very well done and showed off the house to it's full potential. I'm an amature photographer and I dont think I could have done a better job myself. By the way, a traditional EA who shall remain nameless stole the photographs from Rightmove, published them on their own site and were actively attempting to market my property without permission. They were quite put-out when I told them to remove the listing immediately and forward a written appology.
And one final thing....I used HN's approved conveyancer and was very pleased with how smoothly the whole thing went. So much that now I'm a buyer, I'm using the same conveyancer.
