Sold our house today (accepted offer), via HN, been on the market since end of May.
All in all had a good experiance with HN and would use them again.
They have saved me at least £2.5k which is very pleasing.
I am also using their convayancing service so lets see how that goes0 -

One question I always ask those that have viewed, but don't wish to buy. "is there a price that would have you interested?"
Is good reading about House Network feedback. I've only seen one board up in my area and it's been there for over a year. Another agent got in on the act about 3 months ago and it still hasn't sold.I'm an estate agent. :j0 -

Overall then, I'm happy with the service I'm getting from HN. Yes I maybe have slight concerns that I might not be getting the same exposure as with a local EA, but I have friends in a similar position, and they aren't getting much interest either - it could just be the local market (...
I get the impression from a pal that although an estate agents will give the impression that they have a clutch of active proceedable viewers on their books to encourage the buyer to sign the contract, they pretty much do the same as HN and simply monitor their inbox for viewing requests that come from Rightmove. Yes, they may email out new property specs to people on their database but may not actually have any leads at all. Therefore, a person is essentially paying the EA many thousands of pounds to pick up email alerts and call the odd person who completes the viewing request form. Any spiel given as to why they actively market the property and have lots of eager buyers on their books is complete bull.
My pal sought assurance from the local EA that they had lots of prospective buyers, who said the local market was good for sales, and who agreed to arrange block viewings on the first weekend after it went live (because they were told the EA had at least 6 buyers looking for that type of property in her area) and she wanted to be present on what was likely to be the busiest day for viewings because work commitments away from the property make it difficult to meet buyers.
After signing up and discussing twice the plans for a big push for viewings on that Saturday, she contacted the EA the day before it as to why there appeared to be no viewings booked, to find their main sales guy had taken the day off. As far as the head of residential sales is concerned 'If there's no viewings, there's no viewings - we can't drag people through the door, can we. We monitor the requests for viewings from the internet ads and email out the 'spec. What more do you want us to do? It's really quiet at the moment, we aren't get many requests for viewings at all across the board'.0 -
I hate to go on about this but in my experience HN are not doing what a local estate agent does as they did not pass on the details of two potential viewers to us and then they claimed they had phoned three times for feedback but they did not call at all. So, the difference is that HN are simply not doing what they say they are doing, which is why I'd like a refund but they refuse. It's all very frustrating.0

Oh, and I'd be interested in knowing if the people who've had good experiences with HN are the ones who paid a bit upfront and more on completion and if the negative experiences were reserved for those who paid everything upfront as we did.
Slow reply, sorry - but we paid all up front and overall I am very happy with HN's service. I really don't think the payment method makes any difference. I expect the account managers are too busy to even think about it! But I can understand that if your house is not selling you might tend to attribute it to the payment method (rather than, say, the house price). I did too - but as soon as we got the price right, the house sold quickly.

Just thought I would pop in to say that we are now completing on the sale through HN and all in all had a good experience and would certainly use them again!
It did all take a long time what with one thing and another but finally we will be off to our new home!0 -
Just sold our house with House Network and we were very impressed, great communication and cut price compared to the other agents we looked at. Would recommend.
If anyone wants to buy a House Network For Sale sign then we have ours on ebay at the moment, they charge £40 plus vat, we are selling ours at a starting price of a £50 -
We have used HN and sold our last house with them.
I didn't like the price range our local agent suggested selling our property for as we thought it was worth at least 10K more even in 2010
Plus they wanted 3% but gave a free HIPS (required at the time).
I saw HN advertised by a happy couple in one of the Sunday mags and we thought why not give them a go as it appeared a very cheap alternative. You can enter the price you want to market your property for on the website once signed up. We thought lets go for the top price and marketed at 159K. We wanted 150K And our local estate agent suggested 135K to 145K.
We had a couple round in a week of our house going live on rightmove.co.uk They made an offer of 149K:j which we accepted.
All went well apart from the solicitors dragging their heels! I did not realise HN also offer conveyancing at the time. If we decide to move again we will use them again.
