  • I also think it's a lovely house - and agree with others comments about the photos, sun room etc. I wondered how close you are to the sea and whether car parking is easy.

    Also, if you're open to offers I wonder whether it would be helpful to say this (or does that make you sound desperate?).

    That is a good point! Car parking is very easy and we are a 5 minute walk from one beach and a 10 minute walk from the other beach. It might be worth putting that in the description. Thank you!

    I've been debating if we should put that we are open to offers. I'm not sure if it is desperate or not desperate. So much of this house selling thing is luck, I think!

    It's immaculate, I'd add a couple of large prints because several of the walls seem a bit bare and add some much taller larger evergreen pot plants and a little table to the courtyard but that is nothing that would put a buyer off. Has to be price sorry.

    Just found the floorplan which is dire, change to a 2D one that is useable.

    Yes, the floor plan is much more flashy than useable. It makes all the staircases look really long and huge.

    Oddly, we were told to take our prints down because they were too personal (family pictures, etc) so that is what we did. I've thought that the walls looked really bare. I'll see what the garden centre has for potted plants this weekend. I'll also spread out the other plants that we have. I'll pull out the garden table for the new pictures.

    I think it is either the price or the market or both. Looking around at what is on offer and what has sold, the agent thinks it isn't the price but is the market. Apparently, people just aren't viewing things right now and things aren't moving. She doesn't want us to drop the price yet but I'm not so sure.
  • There is nothing wrong with it its beautiful!!! and an absolute bargain! I would be wary of your estate agent, to give you an example, i phoned a local estate agent to enquire about a property i had seen online and in the first 2 minutes he had told me it had been on the market for ages with no viewings and to be wary as it needed a new kitchen, this is before i had booked to view it!!! Anyone looking for properties int eh area wouldnt be put off by abything as it is so beautiful, I would out your family photos back up and embrace the fact taht you are happy there, that will show to your buyers and make them feel more at ease. I wouldnt drop the price or say you are open to offers because people will think there is something wrong with it that you are hiding. I think you just need to market it better. do you have a local facebook for sale site? maybe local papers of surrounding areas you could stick an advert in? any big companies around the area that might have people transferring in from other areas on relocation packages? i would just print off loads of leaflets and drop them into loads of places you can think of that someone might see!

    Thank you!! I have sent out leaflets and a few friends have hung them up in the few big companies around here. I've posted it on for sale sites on Facebook. I've put it up on other internet housing sites. I have leaflets in our local Costa, Fish and Chip shop, etc. I have it up as a classified ad on eBay (we have 36 watchers, which I don't get as it is a classified ad) and have received one interested party and one person asked for a contact number but never rang. I have received several calls off of the flyers but it never results in viewings as the people say that they aren't in a position to buy (so why call?). I invite them to view anyway because you just never know. We are at a loss, honestly. The chartered surveyor valued it at £145,000; but, that seemed high for the area so we listed it for a lot less. It seems like most of the people we get are just curious. The real buyers haven't come through yet (except for the one person from eBay but I'm not sure that will work out).

    So, I am not sure if it is the house, the price, or the market. I will definitely change the things people have suggested as it might be what makes the difference but I'm still stumped!

  • I have the phone number of the person who asked for my number off of the eBay ad. Should I ring them? I am a bit afraid of being to forward and afraid my American accent might put them off. I mean, an estate agent would ring them but might be different for the vendor to ring.
