What did you pay and when? What's the market like there generally? Can't imagine it being too buoyant in a little Welsh village at this current time (presuming that's what it is!)...

I think maybe with an open day people who have just been thinking about moving might feel more at ease just popping along rather than a formal visit when EA asks them whats their position etc or people that ruled it out on just the internet may think oh we may as well pop along.
Also, a very very good point. I personally don't enjoy dealing with estate agents so I am sure others feel the same way. Sometimes, just coming along casually would be much better.0 -

whenever i have been to open days they are exactly the same as making an appointment with an EA except everyone turns up at the same time (or overlapping or consecutively).
i.e. you still have to register with the EA with the usual Q&A that goes along with this...0 -

Really? That stinks. In the states, you just turn up and only speak to the EA if you are actually interested.0 -
It's a beautiful house, although the outside area does remind me somewhat of a prison exercise yard, which I can imagine would put a lot of people, especially those with children, off.
Are other people having any luck selling locally?0 -

That is a possibility. I suppose you never know. Ugh, house selling stinks. When we bought this house, we never intended to move but things change. We have enough room here to start a family but not enough to start a family and move in my elderly father-in-law (I work from home so one bedroom has to be an office).0 -

Oh dear!? A prison exercise yard. That's not good. Perhaps I should put the table and chairs out and then take another picture. They are in due to the constant rain the whole of the UK is getting. Would that help, do you think?
Also, no, houses aren't really moving. However, most of the houses in this price range in the area tend to need a bit of work as well. The EA is a bit confused as to why it isn't moving either. We are absolutely open to offers but people have to view it first to even think of offers (except for those two investors looking for a holiday let, which it would also be great for). We are considering a part exchange for another house but there is always the possibility that the people interested in our cottage may not like in the flesh. So, I am just trying to look at all angles.0 -
DarlyPaws. I just wanted to say how refreshing it is to see someone who has asked for help embracing the suggestions that have been made by other forum members. All too often people get defensive and argumentative and although your situation is a little different as it appears to be the market rather than the property, it is still nice to see!0

Thank you, DiscoCat. I don't understand why people would ask for help and then become defensive. I want to make our house appealing to buyers because, in all honesty, it is a fantastic place to live. The house is warm and welcoming. It is very inexpensive to run. Our neighbours are some of the nicest people I know. We have loved this house. The village is so friendly and the surrounding landscape is unbelievably beautiful.
Since I want to make the house appealing, I asked for help and people here have been kind enough to provide suggestions. So, thank you for all the suggestions, everyone!0
