I think it may just be a case of not that many people moving at the monment and to be honest I think its the best of the bunch that are listed....
There seems to be a great difference between 2 bed and 3 in price and I wonder if its the 2 beds that need modernisation and are cheaper that will go before your beautiful...but twice the price 3 bed.
I cant see anything that would particularly put me off other than perhaps it is a captive market because your house is rural.
otherwise perhaps its one of those houses thats going to sell better in the spring and whilst there is good weather rather than in the autumn/winter...frugal October...£41.82 of £40 food shopping spend for the 2 of us!

That is a gorgeous house. There first response is likely to be its too expensive.
However, I recently sold mine and it sat on the market for 18months at the right price and it eventually sold for the asking despite an estate agent doom mongering everything and trying to get me to reduce. It's slow out there at the moment. Quick sales are rare unless you price for one. Be objective and see other properties around you that are similar and what price they are on for and what they sell for.
Thank you, asharon! We really do love this house but needs must! We have found that we are priced similarly to other properties (we are about £5k less). I've been doing loads of research and am a bit stumped, really. It may be too expensive but our agent says it is too soon to consider decreasing the price. I don't know what to do, really. Maybe just wait...0 -

LEJC, thank you for your feedback! A lot of the 2 bedrooms are in dire need of modernisation and have sat on the market for a very long time due to this. We may need to wait until spring. It is rural and it is quite possibly the market.0 -

Do you have schools in your village eg are there many family homes or is it more rural so just mostly couples living there?0 -

Yes, there is a primary school in the village and it is about a 5 minute walk from the house. The majority of the homes in the village are family homes and there are a lot of young families. It is still somewhat rural but most of North Wales is rural.0 -
You need too either lower the price or sit and wait it out. There are not many buyers that will pay premium price. And that is the kind of buyer you have set the price for.

We may have paid too much for it. However, a house almost identical to ours four houses down sold for £125k late last year so I'm just not sure, really. The house on the end of the row sold for £113k and that was due to the fact that they wanted a very quick sale, which they did get.0 -
It's a lovely cottage and there is nothing you could do to improve it in my opinion.
How would you feel about having an open day? Depends if the agent could drum up some customers I suppose, but it's a thought. It often works on the telly!0
