I've thought about an open day but I wasn't sure it would be acceptable (I'm originally from the states so it is common there) as I've never seen one advertised in the UK. I should speak to the agent.0 -
if the same house on the road sold for 113 last year, and the market has continued to decline, then surely that is your starting point?

From the looks of it, I don't think theres much more you could do to make it sell for the price you want (I especially like the stonework outside - as for picture 15, you might consider putting something there to indicate what the space might be used for, such as a small armchair)
My 'hunch' is that things slow down in the run up to Christmas - could always take it off the market if there is just no interest, and put it back on sale again early spring time (eg March). I always think that sale boards outside a house for months make a property look 'desperate'

Pic 4 (the dining table shoved under the stairs) is pretty awful, and undermines the otherwise very good pictures, which make the place seem spacious and bright.
The 3D floorplan looks flashy, but needs to be scaled up to make sense, and even then isn't as clear as a more simple 2D plan - where the stairs to the basement are for example
That said, clicking on similar properties, widening the search area to a radius of 5 miles, and including everything up to £140k only gives 12 properties, so the market's clearly pretty slow right now, regardless of price...0 -

As the sunroom seems to be the area that people are saying is undefined....and it seems to be off the kitchen area,is there enough room to move the dining table there in order to create a bright dining look
Understand your comments about new carpets and also the fact that you use the spaces how you want...but a pic showing the dining area in the sunroom area might spark a bit more interest in the use of space...

Thanks for your input!Should I move the dining table to the centre of the room? I was told putting under the stairs made things look more open. It is a pretty bright and spacious house. I'll speak to the estate agent about the floor plan.

That's a great idea! I can move the dining table into the sunroom and update the picture. The next owner will then have an idea of how to use the space but can, of course, always do what they like.
It is a lovely house, which is why were are stumped as to the lack of viewings. The viewings that we have had really haven't had a single negative thing to say in the feedback to the agent.0 -
Open viewings/ open day - if nobody is viewing at the moment, why would anyone suddenly be interested in viewing at an open day?0

I think maybe with an open day people who have just been thinking about moving might feel more at ease just popping along rather than a formal visit when EA asks them whats their position etc or people that ruled it out on just the internet may think oh we may as well pop along.0
