Hi Leew,
At the end of the day, if you are happy with the offer you have made and think the house is worth it, then I wish you the best of luck.
Agree with Firefox though you have a tight timescale for completion, do you know if the vendors have found anywhere or will be in a chain?Well Behaved women seldom make history

Do you have a contingency plan? There is every chance you won't complete in two months.
Not really, only got an emergency plan! - me back at he Parents and the Mrs and little un at her Sisters!!mrs_motivated wrote: »Hi Leew,

Vendors are not in a chain and seem to have somewhere as thy spend very little time at the property.
It's been on since Feb i've found out but at a higher price i think.0 -
97.3% of asking price as a first offer - that's some great negotiating skills you've got there!0

£10K for a bit of extra Garden? i don't even like Gardening :rotfl:
I was thinking more that a mid terrace doesn't have garden access, so a bit of a nuisance for car washing, bins, bikes etc...
I would never touch a property that didn't have side access to the garden, and it's this what lowers the price of a terrace.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
I think you offered far too much, on this house I went from 16% less than the asking price on the first offer, to 14% less on the second offer which was accepted.
I was in a similar situation but rented a room as it took 3 months to complete.0 -
to be honest if you think it is good value for money and the house that you want and the completion time is feasible to move in with having to resort to a contingency plan then it wouldn't be worth the hassle of losing for 1k I wouldn't have thought. Have to play the negotiating game though! Good luck0

johnnyredgate pretty much sums it up below for me! Time will tell, johnnyredgate wrote: »to be honest if you think it is good value for money and the house that you want and the completion time is feasible to move in with having to resort to a contingency plan then it wouldn't be worth the hassle of losing for 1k I wouldn't have thought. Thanks johnny :T0 -
Don't think your offer was cheeky at all -in fact I think you offered too much! The seller is obviously greedy and confused about the value of their property.
Don't feel pressurised to increase the offer - just leave it on the table. There are plenty more fish in the sea!
Do you know the owners and the property????
Or are you one of those who feels resentful that other people own something you can only deam of?:D0 -

Complete nonsense.
It all depends on the house, street and area. Some terraces are more expensive than semis and detached.
There's thousands of terraces in Mayfair and Belgravia..........are you saying you'd turn your nose up at them??:p0
