Thanks again for the replies. I've spoken with the agent this morning and we've updated the description, and are making the other garden picture more prominent in the photos. We've also added that the marina and shopping centre are a short walk away (pedestrianised walk, no roads etc.)
We should also be in the next local paper.0 -

I don't think it's the proximity to the Metro as such - it's the Metros you have proximity to - Meadowell and Percy Main - it isn't that many years ago that you would have wanted body armour to use Meadowell Metro - Percy Main wasn't much better.
Your house is lovely and really well presented - I think it might be location as much as anything, if I was moving back to North Shields I wouldn't want a house as close to Meadowell as that - though Meadowell may be really nice now.
The house you are after is in a much nicer area (or it was when I lived in North Shields), we used to live not a million miles away in Cleveland Crescent.
I guess the issue with the bins and the low garden fence are the same for all of the properties in your street.
My sister lives in Whitley Bay (Whitley Lodge) and has a lovely big 3 bed semi and it took her a year to sell it. She had viewers and several offers - but she thought the offers were a joke. In the end she accepted one offer and the guy came 3 days later and wanted more money off - she said no and took the house off the market.
I don't know how difficult the market is there now - but it was quite tough.
In fact the average time on the market for all properties in North Shields for August 2012 was 332 days - up 12% from September 2011.

Work out the wage needed to buy your house and that might give you a clue..Then think about what the wages are like locally...It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I hate to depress you OP but we are just along the road from you and our house has been up since February and only had one viewer. We dropped the price at the beginning of August (to what the EA recommended) but nothing. Not happy as we did have a discussion with the EA about whether it was worth waiting until September and they said do it now.
I don't feel that they have been very proactive about selling it now that a few months have past. Especially as they rang us up several weeks ago telling us a bungalow had just come on the market and were we interested. (A bungalow is what we are looking for but we have a list of specifics such as ample parking that need to be considered). EA was most put out that we didn't want to view it and said they would send the details once they had them - we are still waiting 3 weeks later. I don't think this bodes well about them selling ours.

I haven't needed body armour since we lived here. But you've summed it up in a way, it's the stigma. We haven't had any trouble while we've lived here and we're very seperate from the estates (metro line). We'll just wait and see, we've got a nice house, low mortgage rate, kids in good schools, so we're not in a bad position really!0 -

They are winter pictures - taken at the beginning of Feb.
To be honest we haven't been as proactive as we should have been about selling as we haven't 'needed' to move but time has ticked along and suddenly it is 8 months and I had hoped to have moved by now.
Hopefully it will be sunny tomorrow and I can get some more pictures taken (the garden is also a lot tidier than those pictures) - and hopefully it won't take the EA two weeks this time to put them up!!Ditch 100 in January Challenge 100/100

You are right about the stigma - we were the same before we moved here - I was definitely NOT going to move next to the Ridges! But 18 years on and I can honestly say that we have had absolutely no trouble at all and the only reason we are moving is that we want a bungalow with sufficient parking for all our vehicles
And today we drove though Percy Main and found myself looking at a bungalow next to the cricket ground thinking I wish it was for sale.Ditch 100 in January Challenge 100/100
