Still not convinced we want to sell, but also annoyed my agent has arranged few viewings of our property. It may be down to price (our house is up for £10k more than recent sold of the same type, but has a conservatory, and I assumed buyers would negotiate down anyway).
We are also the other side of the metro line from some nearby properties, which means that some houses 250m away are more like 1km away

    Its a lovely home, but I think you answered your own question.
    The 10K added for the conservatory is just too much to be quite honest, I think £5k would have been better, whatever price you put on it there will always be negotiations.

    I dont see why you are annoyed with your agent, he can only arrange viewings with people who actually ask him for a viewing, so it is hardly his fault.

    Good luck with it though, it is nice.

    - Neat and tidy front and back
    - Generally looks very clean and decluttered
    - Conservatory doesn't look like you can easily walk through without squeezing past the table
    - Open the conservatory blinds to let in light
    - Put a large print with some colour in the living area
    - Much larger print in bedroom
    - Get all the kids toys/ baskets off the floor and into cupboards
    - Bedroom two looks tiny in the pictures, why?
    - Get the agent to sort the floorplan out, does not work in Google Chrome!
    - Better description than saying just 'modern' your house is in great shape.

    I am being VERY picky you have most things spot on, the problem has to be price sorry. :(

    It looks nice. Two minor niggles. Move the wheelie bins for the photos and put something on the walls of the front room.

    looks a nice place, but but as you said not sure you want to sell, but buyers at the moment are looking for bargain to start with, so i would say you might get offers of 100k

    Thanks for the replies. We wouldn't be in a position to consider accepting £100k, we did pay ceiling price on the street! There's very little around in the price range, which is why I'm surprise there haven't been many people wanting to view. The same house type in a more desirable location (although still likely to be the same schools) is up for £170k. I mentioned this to my agent (i thought it could be used to generate interest) who said people just don't want to live where you do!   • I would scrap picture number 2 as it looks like you're photographing the properties to the rear which look very close. You have a perfectly good garden picture at #12.

    Is it a shared drive?

    The conservatory would look nicer IMO if the bricks were plastered and painted a light colour.

    The floorplan needes resetting - it's all squashed up, can't read it.

    Having looked at the 'properties like this' link I don't think there's anything majorly wrong :)

    The one thing that would put me off is the low fence/boundary at the bottom of the garden - those neighbours could see the whole of the back garden and into the house.

    Apart from that, it looks nice and 'homely', but them that's what I'd be looking for, I don't like 'show homes'
    Please forgive me if my comments seem abrupt or my questions have obvious answers, I have a mental health condition which affects my ability to see things as others might.
