  • I think the OP needs to look up the definition for 'bargaining'.

    Only a foolish buyer blindly accepts the asking price without trying to haggle down the price.

    I recommend the OP watches the Life of Brian by Monty Python for haggling techniques.

    Haha this is obviously a wind up thread! Quite funny though. I've been slated by estate agents for making a low offer. 2 years later the house was still on the market asking LOWER than out offer :lol: it never sold.

    I am equally certain it is a trolling exercise but......

    .....there have been 2 houses in the past where I called the EA enquiring whether the AP stated was due to a typo. It was a genuine question BTW, not me being sarcastic.

    In both cases the AP was inordinately high. Even for a rising market.

    And in both cases, the AP wasn't set by the actual owners.....but their grown-up children. Neither of the 2 houses sold.

    Which is why I asked the OP whether it was HIS house. He declined to answer....

    That's hardly 'biding your time for the right bid' :D

    You've already marked it down by £50k. The longer it's on the market, it seems, the more you're going to lose.

    Any house is only worth what someone is willing to pay for it. At the moment, from what you've told us, your house is considered to be worth £260,000. What price you have it on the market for with the estate agent is irrelevant.

    Face the facts, after 6 years on the market, no-one is going to be offering anywhere near the asking price.

    And, yes, you do come across as very patronising (plus somewhat deluded :D). I do, too, wonder if I'm simply feeding a troll.

    Hey a 13% offer isnt a daft offer its perfectly sensible, the buyers in my opinion are silly to offer so much as a starting offer.

    As others have said your parents should snap it up, unless they want to loose more as it stays on the market forever.

    What makes you think yo can sell it for so much now when it didnt sell for that much in the housing boom in 2006?

    I thought the 6 years bit crossed the line into obvious troll being obvious territory, but seems not (quite)!

    I reckon 3 years would have been about the right level of ridiculousness to pitch this at. Good idea though :D

    Without even considering that your house is clearly over-priced for the current market, their first offer of 260k was >86% of asking price - a very fair first offer.

    What kind of offer would your parents accept?
    So would you be happy with 86% first offer on your property? I very much doubt it!
