Why is our house not even attracting viewings?

    In the south east house hunting can be soul destroying for this very reason. :)

    We sold a house in Farnborough in 2007 just as the market was starting to dip. It was on a similar, if slightly older, estate to yours.

    It was a three bed link detached and had the following:

    • decor was freshly done, up to date and fairly neutral
    • large, extended and almost brand new kitchen, with room for a table and chairs
    • large, modern and brand new bathroom
    • front extension which included a downstairs study, extended the kitchen and improved the front elevation
    • downstairs shower room
    • large front and rear landscaped gardens
    • large lounge/diner
    • new windows and doors
    • driveway for 3 cars
    • stairs off a separate hallway
    Can you tell that we were proud of all the hard work! :)

    It sold for £285,000. I would have thought your problem could be the price.

    :-) Yes if it is still on the market in a few years time . Got more saving to do. I am just hoping only a few people down south realise they are being mugged because if all the southerners move up north it will push their prices up too. :(

  • There are a few small things you could do to make it more "sellable". However nothing major and nothing that would put me off viewing.

    It is the price. I'd be looking to pay £10k or so less that than you paid at the peak. Not £35k more?!

    Why try selling it at 270k not less?

    In summary if you don't ask you don't get... I didn't get so perhaps I need to re-think my sales strategy. (I don't work in sales, probably a good thing)

    The honest answer is I saw a similar property advertised as sold for 265k and thought ours was similar (ours is dated but our garage is next to the house, which I think is better)

    I know this "sold" price very well may not be the actual price. However there was no harm is trying to sell at a higher price.

    Based on the feedback, (I think I'm smelling coffee...) we'll need to lower the price to 250k.
