Why is our house not even attracting viewings?

We bought at 235k in Feb 2007 and would like to sell it at 270k.
the bathroom has been re-fitted and other 3 bed's gone for around the same mark locally.

We've had it on the market for 2 months and had the grand total for 2 viewings.

My suggestions are:

Kitchen
- Paint orange walls a neutral colour
Lounge
- replace pink carpet with a neutral colour

Maybe do something with patio at the rear, but I've tried killing the weeds they grow back fast..

Any feedback welcome.. (be as brutal as you like)

Why try selling it at 270k not less?

In summary if you don't ask you don't get... I didn't get so perhaps I need to re-think my sales strategy. (I don't work in sales, probably a good thing)

The honest answer is I saw a similar property advertised as sold for 265k and thought ours was similar (ours is dated but our garage is next to the house, which I think is better)

I know this "sold" price very well may not be the actual price. However there was no harm is trying to sell at a higher price.

Based on the feedback, (I think I'm smelling coffee...) we'll need to lower the price to 250k.

(PS we never intended to stay here for beyond 2 years let alone 5 so re-decorating was never high on the agenda, and I agree the interior decorating is hideous)

  • I think it looks like a lovely house, any changes would be superficial and easily done, but its all personal taste so I wouldnt worry about spending money out, most people expect to re-decorate when they move in a property that isnt brand new.
    Maybe its because of the timing, school holidays etc. I bet after this week when all the kids go back you will get more people in.
    could you afford to drop any lower, its good to check the ACTUAL selling price houses similar to yours went for?

  • Ok, in my mind it's stuck in the 90s. Get rid of the floral curtains and borders in every room, change the pink carpet, paint out the orange in the kitchen. For the price you're asking I'd expect a much nicer kitchen than what's there, again it's stuck in the 90s. Tidy up the garden, chop back the shrubs and create some interest there with some flowers in pots, make sure the fencing is painted and looks smart. And I too wonder why you think the house is worth £35k more now than at the peak of the market.

    The pictures make the rooms look really small.
    Picture 3 especially, it looks like you can't fit the furniture in the room.

    Agree with the above poster. Why is it priced as it is?

    With regards the photos..

    I don't mind the orange but maybe keep it to the wall around the window so paint above the cupboards white. Why is the photo angled like that? I'm more interested in what the flooring is like than the ceiling when I'm looking at houses. If it's because the flooring is horrible, think about upgrading it.
    What's the gap down the side of the oven?

    Can you get another photo showing another angle of the lounge. Half the window and a door just isn't doing it for me! From your plan it looks like your lounge is quite big, it looks tiny from the pic!

    Why is there only a photo of one bedroom? Where's the other two?

    Bathroom looks nice.

    It's the price!

    Anything in this price bracket will come under the heading of 'extra stamp duty after £250000' mentality.

    Nothing much wrong with the house.

  • I agree about the curtains and the carpet. I also agree with the other poster than superficial changes might be enough to make a difference.

    If it's possible to remove some of the furniture to make the rooms look larger and possibly store it elsewhere, I'd do that. The house looks lovely, but the illusion of more space always leaves a big first impression.
