According to one of the online price sites, the average price for Farnborough in general is down around 5% over the last 5 years.
If you paid £235k in 2007, and hadn't changed anything, in theory you're looking at (235000 * 0.95£223,250.
How much was it to refurb the bathroom? If it was £10k or £15k, again, in theory, that's the extra value on top of this, i.e. £233k to £238k.
Not £270k. We remain to be convinced that your bathroom refurb is 'worth' £47,000 or so....0 -

Agree. And I'd also ask them why they didn't take better photos. Estate agents in London manage to make the tiniest of flats look spacious so I'd ask your agent to take some more photos. From the floor plan of your house posted on the website, it looks like your living area is a good size. You'd never know it from the photo though.0 -
I agree with all the other posters - price is the biggest issue - I wouldn't think anybody would consider it over 250 k and even then you need to do some superficial modernising to make it more attractive.
We sold our house about 5 years ago for 249 k and were told by the estate agents that it was worth more but because of the sudden stamp duty rise at 250k nothing much sells between 250k and 270k and that was when houses were selling relatively easily. We bought a house for 289k which we wouldn't be able to sell at that price now.
pmlindyloo, pinkteapot and CrazyAngel have done what you should have - looked at similar properties in the area and compared prices.
I wouldn't expect to make any money on this house, in this market - sorry !0 -
If you expected £270k, I believe you should have marketed at around £285k+. Although, from the sound of it, £270k is not likely to be achieved anyway.
Bet my bottom dollar you won't get an offer over £250k cos of stamp duty.
I bought a house in 2006 for just under £230k. Sold 4.5 years later for a thousand more. Had spent well over £12k doing stuff to it (new kitchen, installed shower, some flooring and decor, new roof, new guttering, etc...
Sometimes people can get more than they bought for (they might have picked up a bargain first time round), but when stamp duty thresholds are thrown into the mix, I think it's very unlikely you'll get over £250k.
As above, a lot also needs updating.

Those photos definitely make the house look old fashioned, even the bathroom has an old look, definitely doesnt look newly renovated.
Have you considered cleaning up and modernising? And perhaps get someone with a decent camera to redo the pics.
I also agree with everyone else, you bought at the peak, hoping to now sell at a higher price in recession is daft, reminds me of all the TV property shows showing everyone buying and selling at huge profit (filmed somewhere in Utopia).====0 -
The lower edge of your shower screen, as pointed out by others, really doesn't look as though it started out that colour.....0

We're considering selling our house, all be it at the other side of the country, bought in 2006 for £130k, marketing now for £119k, similar recent sold prices £112k. The size and layout is pretty much identical (we have a conservatory), although I think ours is slightly more modern/neutral. We have added a new heating system and a new bathroom, but never in a million years would I expect that to add much value (let alone nearly 15%) in this market. I think we're being over optimistic, but we're not in a hurry to move, so we'll play the waiting game.
(BTW this thread makes me realise I'm not in a hurry to relocate, if that's what I'd get for £270k!)0 -
I agree it's price primarily, but then also the decor is very offputting (sorry). I don't normally care about decor just being to a different taste to mine, I can redecorate over time, but this is just so dated it's awful and I'd not be able to live with it. The whole house, tbh. Never mind 90s, isn't it more 80s. All those borders and floral paper/curtains and the thing where there's wallpaper halfway up the wall with a rail and then paint, ick. I'd feel like I was living in my MILs house from 20 years ago.
I disagree about needing new kitchen/bathroom - I wouldn't spend that money if I were about to move out. But they do need modernising in general - a good clean up and a pot of paint.
Also photos are very poor, make the place look tiny. Actually, poor is too weak a word, they are dreadful! For one thing I thought that you had a living/dining room and they were 2 shots of the same room from different angles, and it all seemed very cramped. Only looking at the floorplan did I realise you have a separate dining room. The living room shot is especially bad, it seems to only show about 1/3rd of the actual room. Get your estate agent back to do some better ones or do them yourself. Also the kitchen looks worse that it is because you've got cupboard doors slightly open - makes me wonder if they are broken?' and yes, cover up the gap next to the oven. Or at least make it look deliberate by using it to hang some tea towels or something in, at the moment it just shows that your oven doesn't fit properly.
Also the first exterior shot set me up to be a bit disappointed as initially it looks like a big detached house (yes, even with the description my first thought was 'what a lovely big house'). Can you get a new photo taken straight on of your house only, and showing the front garden/drive off better? There's no point showing people photos of your neighbour...
Artex ceilings would be a deal breaker for me too - I had to live with them for 20 years and they are awful - they always pick up dust and dirt and look manky, and then they are a pain to paint evenly. As well as looking old fashioned. Might be worth getting them skimmed? It would modernise the look of the whole place.Cash not ash from January 2nd 2011: £2565.:j
