Cut that hedge, paint over the green, get some decent pictures of your nicest rooms. Show off the garden that is mentioned in the description but never seen. Plus think about the price.
I do agree with SleeplessinScandinavia that your EA should be thinking about how to sell your place. I would be asking the agent about text like how does "Part Double Glazed" sell the house, the spelling "hedge to ore", "mounte radiator", a floor plan, and how the photos could be improved.0 -

The same agent has a property at Haycroft Avenue which is £10k cheaper, has a cul-de-sac setting and off-street parking, and side access to the garden.
It's also appallingly badly presented, which suggests the agent doesn't know or care, but it looks a better house for the money.
Your house looks like a fixer-upper not one ready to move in to:
photo 1 - the hedge!!!
Photo 2 - the ceiling slopes, the walls are warped, there are no proper kitchen units, the floor looks like cheap vinyl, I'd be looking at a complete new kitchen fit at least, that's assuming the 'extension' doesn't actually need to be demolished. Honestly, it does look that bad.
Photo 3 - doors look badly painted with paint on the glass, handles don't match

Depends on how desperate you are to sell and if you have any cash to spend now but I'd be tempted to stick a few coats of magnolia over that unpleasant green room and in the front room too tbh. Gets some pics up.
I'd also get a nice throw to chuck over that sofa (no offence but it's not to everyone's liking and whilst I know people are not buying the sofa, personally I wouldn't come and view the house as it is for fear of having to see the sofa in the flesh!!)
IMO the house currently looks very dated and the magnolia will make a massive difference and brighten it up. Get some fresh flowers around too - just a bit of life!!!0 -

That's exactly how to present a house to appeal to the mass market, and for only £5k more a lot of buyers would rather buy that and look forward to moving straight in with no work to do.
Especially if the buyers have kids and don't want builders at work in the house.

Probably but don't put it at that price as you will get offers less. Consider just over £100k may a couple £k more but price it against your competitors realistically.
