    If you go to yourmove website and clcik on buying and put in B8 3NT, my property is Sandbourne Road, can someone give me an opinion on the price etc please.

    I have no idea about the area but the usual response when people ask why their's is not selling is to do a search on Rightmove of 1/4 mile within your post code

    This shows you appear to be competing with Shaw Hill where a 3 bed with off road parking and much better photos is on with the same EA as you are for the same price - i know which one I would view and it ain't yours!

    other Shaw Hill 3 bed terrace houses are on for up to 15K cheaper than yours. Is your area worth an extra 15K????

  • Well I would say get them to put them on rightmove.

    Honestly... The pictures are not showing a great house. I am seeing one for 114K? I do not know this area But I see a kitchen with something wierd in the ceiling above your boiler and washing on your radiator. A very green room and a big bush.

    Bit over simplistic, guys! Unless you're going to reduce it to £1, there are properties that are just so weird or outlandish that it would take years for the right buyer to come along.

    If everyone's out there in the market for a family home near schools and transport, how much is a fair price for my pink castle on top of a mountain? Or my mansion that costs more in ongoing maintenance than it will ever be worth on the market?

    I'm not saying a property is unsellable, but it might not find a buyer within a fixed timeframe regardless of how fair the price is.

    If the links above are correct, be prepared for the onslaught of criticism! (from me and others here who will critique it for you)!

    The photos are !!!!. They make the rooms look tiny, not one shot of the bedrooms or bathroom either. The "green" room one is totally over exposed due to light from the window. My 12 year old son could take better photos than that. Its a 3 bed house, so needs to look as if there is room for 2 adults and 2-3 children to live comfortably in the downstairs, and at the moment its far from it. Either change agents or get some more photos taken asap.

    The hedge in front is totally overgrown, get someone to trim and tidy it before asking for new photos, and the photo should show the path and front door, not the front of the house totally blocked by the hedge - it looks like your are marketing an upstairs flat, not a 3 bed house, as the downstairs is totally obscured in the photo! Do you have a digital camera or camera phone? Go around the house yourself and take some "practice" shots to get an idea of how to present the rooms to their best advantage - sometimes taking them from an opposite view can give a whole different size perspective. Then show the agent what you are looking for when they come out to take more.

    Description states "front and rear gardens" - where are the photos??? Come on, I know you are probably disheartened at the lack of interest, but surely you can see this is not presenting the place to its best advantage?

    The rooms themselves also look very bland. Whilst I wouldn't suggest you spending a lot of money on "trinkets" just to sell it, could you beg, steal or borrow a couple of photos/pictures to hang on the walls, just to add a little sparkle to the place? TBH, it looks more like a rental property that someone's long-term home.


    PS - Just looked on streeview, and that hedge is overwhelmingly high. I know you live on a road side and need the hedge for privacy and noise reduction, but looking at the others on the street, they have hedges too, which are much more in proportion with the houses they are in front of! If I was looking at your property, sadly I would feel the lack of exterior presentation would likely be reflected inside too. Sorry to be blunt, but when you live in a property you cannot always see the faults, and it takes a stranger's eye to pick up on these things.
  • My property is similar to all the others on that street, its in good condintion, there are shops,schools nearby, i think it was the agent i used previously, 2 other Properties on this street were sold relatively shortly.

    Don't know the area at all but after a quick search on Zoopla, I would say you are overpriced by at least £15,000. Don't know the condition of the properties in your road most recently sold as unfortunately no pictures, but I would say that yours looks as though it would need a fair bit of updating. I would get better pics done, including garden and lower your price
  • The actual price the agent valued it as that, but obviously people will bid lower, that has not been ruled out, we are not sticking to that figure.
  • I looked quickly at sold prices. 100K and 109K in your street. So dont think your asking is miles out.

    However. Trim the bush. Tidy up and get loads of GOOD photos.
