selling to self conveyancer incurs no extra costs.
The bank is allowed to take into account how long a sale may take to conclude when considering whether to accept an offer or not. The bank, not unreasonably, may be assuming the sale will take much longer with an amateur handling the buyer's legal matters.
I do not believe you have any case for complaint.Every generation blames the one before...

why would a self conveyancing purchaser require insurance against himself.
seller has no duty to/interest in purchaser......why should competence concern him.....should only be concerned gets best price.

only real suggestions yet.....if were free i would.cant locate owner,or would.............is there duty/can it be enforced????
Why can't you locate former owner - write to them at the address and hope they have forwarded their mail.
