    if you're priced too high, people who are in a position to buy, won’t even bother to look, they'll view the realistically priced houses, and then negotiate on them.

    That leaves the people who will view anything coming to your house, these people have no intention of buying so don’t care that you're priced too high.

    In a buyer’s market, pricing high and being willing to negotiating may not work, price low and expect to negotiate, or don’t sell.

    YOu've answered that already, with many of the concerns you raised in your first post. What else is wrong is that your agent has no contact with the viewers, hence gets cold-shouldered when they phone up out of the blue to chase for feedback a few days after a viewing.

    The agent isn't doing the viewings, doesn't meet any viewers face to face, and hence will be in the dark about how they feel about your property and other matters relating to what they want to buy.

    the agent is probably in a call centre miles away from your property, and can't network with viewers of other properties to drive them to yours if they don't like the others.

    Etc etc etc
  • I'm looking to move at the moment, but as the type of property I want is quite rare I haven't arranged my finance beyond visiting a mortgage broker yet - it's likely that any offer would expire before I could find a property. If an EA wanted evidence before they allowed me to view I wouldn't be overly happy! However, I could have the finance in place within a couple of weeks.

    I've viewed 2 properties so far, and I was asked if I was in a position to make an offer but they didn't want evidence. I wasn't even asked the question when I arranged a viewing on another property this week.

    Long story short, I think you'll just have to grit your teeth and put up with it! Good luck :)

    Yet, a year later, and due to pay your second payment of £99 to your agent, you're still on the market...... Hmmmm..

    We are marketing a self build new home and have a box of plastic over shoes in a box just inside the front door with a polite notice asking all viewers to wear them. The carpets are cream and to date, still look in pristine condition. Good luck with your sale. We too have timewasters, most of whom say they love everything about the house, except its location! Why bother looking at it then?!!!!!

    WRONG WRONG WRONG on every account.

    Although it is an online agent they have also amalgamated with an independant estate agent and have 2 city offices.....so I actually have the best of both worlds, online pricing, on all the good websites and now also promoted via their two office windows. So they do have face to face contact as well as communicating by phone.

    I have a dedicated adviser and very happy with the service. The only downside, as mentioned, is having to do the viewings my self. However, something worth it to save thousands of pounds!

    You seem to have your own agenda without having knowledge of the full facts. FYI - They started off as completely "online" then months later amalgamated with traditional EA.

    They now indeed have face to fact contact with potential viewers who call at their offices. (so you didn't read my earlier comment I note)

    I live in a village where houses, even in the good old days, took a long time to sell. All other nearby properties being advertised with traditional High Street agents are exactly the same.

    I have had feedback from some viewers but not all (which I think was one of the reasons for this original thread!) This looks like the norm, as not every viewer is courteous enough to respond.

    I don't recall listing problems, I only commented with regard doing my own viewings after reading other suggestions, with regard the problems encountered by the original poster.

    Now perhaps we should get back to the initial problem, and less about me, and you can resist making up your own little scenarios.

    As for the second point, once again, they're looking for a new home, not professional home inspectors. They're not there to help you out with reviews and feedback. Why are you harassing them once it's established there will be no business between you?

    Final point; if I viewed a home where there were scuff marks that haven't been sorted, I'd consider MY time wasted. Maybe think about sorting out these "trivial cosmetic issues" before you take offense that people aren't queueing up to give you money to take them on themselves?

    I had to read the above post twice as i was completely incredulous about what you wrote.

    As a viewer it is COURTEOUS to give feedback on a viewing. That person has allowed you to look at their home. The least you can do is pick up the telephone when the agent rings to tell them what you thought of it.

    If you viewed my house and told me that there were scuffs on my skirting boards and as a result id wasted *your* time, you would be lucky to escape with only a flea in your ear.

    If you want a house that is pristine and show home standard with no marks then i suggest you look at a new build. Good luck with the snagging list
