I agree with those who suggested getting the EA to do the viewings. It really does take a lot of the stress away. And if your EA is good they will actively sell the property pointing out good points and flexibility rather than just saying 'this is the kitchen, this is the bathroom' etc.
The problem is that the person who comes round to 'sell' the service of the EA is rarely the person who will be doing the viewings for your property.
It may also be worth considering a change in EA or at least getting some EA's round for realistic valuations. Knowing that you are doing this may give your current EA a kick up the backside.
Have you considered getting the photo's redone?
I suspect the problem may be in part at least your AP if you have no offers after a year unless there is another significant factor which is putting potential buyers off.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

As a buyer, you have to go through the motions. If you think it's rude to walk around the house and give no feedback, I don't suppose you'd appreciate somebody walking through the front door, and immediately going "No."
I don't mean to be rude myself, but you do sound a bit stressed, and that might come across as you being a bit uptight, or even superior. The last time I was looking, also in a buyer's market, we were surprisingly young for the size of house we were looking at, and with a toddler in tow. There were houses we dismissed by the time we'd got through the front door, purely as a result of the seller's attitude, and we were never entirely truthful about the reason-namely that there were plenty of similar houses in the area, so why even consider giving our custom to somebody who seemed to think we weren't good enough to view their home?
As others have said, if you're struggling to smile, get the EA to do it.import this0 -

Well, this is business and you have to balance being polite and not wasting everyone's time: Saying no straight away is not rude in itself.
I'm sure that if as soon as you walk through the front door you call it off the agent will be grateful to be spared yet another polite viewing that will lead nowhere.0 -
My agent doesn't do viewings, so unfortunately, for the handful that I've had so far these have been done by myself.
I totally agree with you that it is quite rude not to give basic feedback. How long does it take and would make all the difference to the vendor.
I had one couple who were in my property for less than five minutes, immediately said it was too small for them. This was said with my sales schedule, details, all information, photographs and measurements in their hands!!! It is very disconcerting and total time wasting, especially when keeping a spotless property and in such readiness for viewers that even Phil Spencer would be impressed!
I also agree with the suggestion on using plastic shoe covers and have a box I bought cheaply on Ebay all ready and waiting at the door.
I cannot wait for the day the Sold sticker goes up. Sometimes I think that day will never come though!0 -

I did a lot of research between traditional EA and online. Also consulted the Advisory service and they recommended online. The one I eventually went with had good reviews plus the cost was reasonable, which I've paid up front.
I guess you pays your money and takes your choice, even if it means you have to conduct your own viewings.0
