FYI it is costing me £99 up front for a year's marketing and if/when I sell the balance to pay is £499.
I kinda wish we'd done it that way too - far less than we're paying our high street EA

I do feel your pain. We currently are getting a few viewings here and there but no real feed back. We decided early on to let the EA do the viewings although I was worried about this and felt we should be there but I did put the quesion out on the MSE forum and was advised to leave it to the EA. You can always be there for second viewings where you know it's genuine interest. We had a neighbour view ours the other day and offered 70k under asking price, what a joke, she though that as she was a cash buyer we would agree to it, people can be such time wasters unfortuantely.
I did read somewhere that changing agents sometimes helps. If you have been with the same one for a year you are kind of like a dead property to them and they would not be as enthusiastic about selling it as they would have been in the beginning becuase it hasn't shifted yet. Take a look on rightmove at the sold properties in your area, what agent is doing really well, maybe it's time for a change?

I have met people who do this. And who also waste time viewing show homes on new developments. Some view literally for something to do, which I find rather sad.
A year ago some friends wanted to sell - they too became totally fed up with the curious/the inane questions/time wasting etc.
They took the house off the market and a bit later went back to the estate agent and arranged for it to be "on the market" but not advertised at all, and for viewings to be available only to people in a position to proceed.
They found a cash buyer shortly afterwards.
I think I might try this next time we want to move as I don't have much patience with time wasters.0 -
