Selling. 3 months and no offers

Have had about 8 viewings with half of them in first two weeks

House is I ready nice state to move in for anyone
Priced similar to what has sold near by

    Priced similar to actual sold prices, or asking prices of houses that sold? The market seems to be down a smidgeon, so you need to aim for a bit below that level.

    What's the agent saying about the local Market in general?
    It's unusually slow here at the moment, hardly anything shifting. I've been told to not expect things to pick up until around September.
    We've been on ten weeks with no offers. The last viewers were put off by downstairs bathroom or I'm sure they would have offered.
    Is anything else selling locally? It's yours the only one left on the shelf? What the average selling time in your area/with your agent?
    I don't really think 3 months is that long tbh, esp over July and August when it can go flat anyway.
  • We were on the market from March to June at one price and with one agent. We had a couple of viewings but no one was proceedable. The EA said we were priced right and it was just the market. We were keen to move so agreed to some incentives for a new build in exchange for dropping our asking price. We were on the market in June with agent 2 and at price 2 and had an offer from a first time buyer within 3-4 weeks. Tiny loss made but it means we can move on now.

    It's usually price but occasionally can be other things. Is your property genuinely similar to the sold properties or are you a bit biased towards you location or decorative state? I think the last 3 weeks have been very slow due to holidays Abriad and the Olympics so that could have an affect. Does your property have anything that restricts the number of potential buyers like an unusual layout, next to an electrical sub-station, etc, as this means taking longer to find the right buyer. Are there lots if maintenance jobs that are worrying or putting off buyers, get them fixed if you have. Maybe get an honest friend to look round your property and look at others in the area to see what they think about the condition and price.

    Fundamentally it is always down to price.
    Even in Autumn/holidays/olympics etc people still look on RM and will arrange viewings if something jumps out, or investors will be all over it if the price is good.
    Unfortunately it is up to you to ascertain how much you can afford to drop to secure that sale.

    We sold on the day we went to market as we kicked the !!! out the price of our purchase and weren't so greedy so were able to price acordingly.

    Have a look at what you can honestly let it go for, speak to your agent about how to get things moving and be brutally honest with them.
    Your agent will have a book of people who he knows will jump on anything showing value, ask him what's required to get access to his "boys"

    this is true, but there are ways of encouraging viewers to make an offer, even if it is a cheeky one.

    Your home and decor may seem very livable or move-in-able to you, but we're all different. Make sure you go down the route of decluttering, minimalising and neutralising so viewers can imagine themselves and their stuff in the house.

    Some folks around here would suggest that nobody leaves their names and requirements with agents anymore, and everyone 'looks on Rightmove' .... so ;

    Id disagree that rightmove is the main source of buying - if you dont leave your details with a client, someone else will. And they will get called about that new property first... unless the EA is a total douche of course! :)

    OP - its a bit of a quiet time at the min but it sounds like your EA was working hard to get you the viewings in the first few weeks which is the key time! What has the feedback been?

    Yes but only if i have confidence in agent. Saves me time looking on rightmove every day.

    if its tidy and the market is not saturated in your area, priced correctly then it should sell.

    However the last 2 things are crucial, as it is a buyers market.

    Flats are a problem as in my area. You can buy a house for round ab out same price.
