    If you are slow to respond, you might find that you are always more expensive than surrounding, similar, properties as the market falls.
  • Sorry for jumping in.

    Chasing the market down is where you reluctantly reduce your asking price but you do it too late. Your house never looks good value because your price follows the market down rather than getting ahead of it.

    For example it may be better to reduce by £20k and sell it next week rather than knock £10k off, sit on the market for another 2 months, knock another £10k off, sit on the market................etc. etc.

    No not chasing market down, as our price originally was in line to market, but with competition from new builds not far away has given buyers options

  • Have done so next door which is an attached semi went for £234k end of 2010. A similar house on another road £230k.
    Ours is end semi better condition, now priced at £229k
