    One bigger house at £300k guide
    Then smaller ones £200k and below
  • We were on the market from March to June at one price and with one agent. We had a couple of viewings but no one was proceedable. The EA said we were priced right and it was just the market. We were keen to move so agreed to some incentives for a new build in exchange for dropping our asking price. We were on the market in June with agent 2 and at price 2 and had an offer from a first time buyer within 3-4 weeks. Tiny loss made but it means we can move on now.

    How did you go about agent 2 and did you ditch agent 1. Was it price or agent which drove the offer do you think?

  • Update: using property bees I think from memory ours has been up 14 weeks. Initial viewings came in strong with a couple who came to look round again with family or other half

    Feedback has been good, location, decor, good size rooms all round etc. but being a kitchen breakfast room and a living- diner as only main reception is putting people off.

    Over the two houses sold ours benefit being better decor, nicer garden not slopped, and an end semi not linked.

    Annoying as seen two houses we liked for sale and gone, which went within a weekend!!!

    Strategy to play come September or new agent, but not convinced new agent would help

    Would you be prepared to put a link to your property on here so we can have a look and see of there's anything that may be letting you down. Sometimes somebody impartial looking is the best thing.

    I did it years ago, before Rightmove, and only ever got contacted with totally unsuitable properties so wouldn't bother again.

    These days it is so easy to leave your details with Rightmove (i.e. set up a property alert) and know that you'll get an instant notification of exactly the type of property you are looking for. If I tell Rightmove I want a property within 1 mile of a postcode with 4 bedrooms and for under £500,000 then that's what I'll be sent; unlike an estate agent who seems to think I'd be interested in a 3 bedroom, £600,000 property in the next county!

    It's another example of the poor service traditional estate agents give and why in my view their days are numbered now that online estate agents are here offering a much better and cheaper service.

    At least 6 estate agents cover the area I'm looking in and I left my details with the 4 of them that looked the most promising, but I still check on Rightmove regularly. Only 2 have shown me around properties before putting them on Rightmove, even though others have said I'm on their priority list for proceedable buyers, who they'll show around first.

    Besides, there's always the chance that something's on with an agent who I'd never have thought to register with.

    These days it is so easy to leave your details with Rightmove (i.e. set up a property alert) and know that you'll get an instant notification of exactly the type of property you are looking for.

    The flaw with this approach is that you won't see any of the properties that don't make it onto Rightmove, nor will you see any properties listed by agents who don't use RM....

    True but for most people the number of properties for sale but not on Rightmove is insignificant.

    The only way to have a chance of seeing this small percentage of non-RM properties would be to register with every single estate agent in your area and even then there's no guarantee the EA will be bothered/remember/not-already-have-a-mate-lined-up and actually send you the details.

    Compared to a quick and easy Rightmove alert, the hassle involved with registering with lots of EAs and potentially having to deal with being sent totally unsuitable properties isn't worth it given the dubious benefits.
