Yes but only if i have confidence in agent. Saves me time looking on rightmove every day.
We are looking in 2 different areas each having about 5-6 agents, so i;m not sure i could trust each of them to keep me updated. I have spoken to 1 or 2 of the ones i see most regularly though.
i can see that it might be a good idea in certain locations where only 2 or 3 EAs dominate the market0 -

also in the current market, I rarly look at properties untill they've been on the market for at least a few weeks, giving the sellers time to realise that its not 2007 and in most cases thier asking prices are too high, so will need to be flexable.
Nothing worse than offering on a house in the 1st/2nd week and then seeing it sell for £10k less 3 months later after the vendors say "I think we'll wait and see".
so no need to register with agents, all thier properties are on rightmove by the time I want to look, and I dont look too keen, another good thing when it comes to negotiations.0 -
We only used RM when we bought last year - we were looking across such a wide area (southern counties within approx hour and a half of Portsmouth in any direction) and were relocating from about 150 miles away, so to register with them all would have been a palava
We researched RM, kept a (very) shortlist of *interesting* properties and then had excursions to visit a few each week.
With regards to selling, we priced very realistically (and took a big financial hit but were prepared to do so to move somewhere we'd be happier) and accepted a proceedable offer within the first two weeks.
Our whole experience, from going onto the market to completing on sale & purchase, took less than three months
I would say IMHO that nine times out of ten, price is the biggest factor in properties not selling......Mortgage-free for fourteen years!

July was "dire" in our neck of the woods, according to our local EA, who's not selling anything of mine. Normally, things go quiet, but this year interest fell off a cliff.
8 viewings might well be pretty good.
Time to look at a strategy for September; maybe not just matching other's prices, but clearly beating them.
Will your EA help by offering to negotiate hard on your behalf with a property you wish to buy? That's how it's going around here, with deals being struck and chains built slowly as people are persuaded to lower their expectations if they really want to move.0 -

good point and you're right - i subconsciously dread seeing new houses that are 'perfect' for us because i know they're overpriced and won't be reduced.
A perfect example is one that we are 2nd viewing tonight:
On for 290k. It was bought for 250k at the end of 2010. It has a nice (new) kitchen a recently skimmed lounge, but also lots of jobs that need doing finishing.
In the last 5 years, 15 houses have sold in that street - only 2 have exceeded the 250k stamp duty threshold (256k, 2009 & 290k, 2010), average for the remaining 13 houses is 231k.
So what should I offer?0 -
As a general rule, if you are at a buyer side, get information from EA but never trust them. The EAs are paid and therefore working for the vendor.
They will tell the buyers whatever needed, anything good and hide the rest to sell the property.
Keep looking into property market place such as RM, Zoopla, FAP. Just contact EA when the properties are marketed by them.
I think you misunderstood the poster, who was talking specifically about trusting an agent to forward details of relevant properties as they come to the market.0 -
I would say the vast majority of people use the likes of rightmove rather than chasing round 5-6 estate agents, its easier. Then after you put the type of property in the next thing the browser will set is the price. It's crucial you get the price right as buyers are more aware now with programs like property bee and being able to check all the sold prices in the street/area. Even what you bought it for and when when. I also would be sceptical what estate agents say it is worth as they often overvalue to get you on their books and get you to bring down the price a month or two later.
The next thing which gets my attention are the properties with more pictures and floor plans. No floor plan then its a move to next property on list.:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

Some folks around here would suggest that nobody leaves their names and requirements with agents anymore, and everyone 'looks on Rightmove' .... so ;
Does anyone leave their names with local agents when buying, in the hope that the agent will contact them with the right property for them?
Yes, I've left my details with estate agents in the area I'm looking at (miles away from where I live) Generally it's been a waste of time-one said he'd send me details of their current listings, two months later and I'm still waiting. Two email me new listings from time to time but these have been on RM for at least a week by then.
I've never been notified prior to the house going on RM.0 -
I know that my agent keeps a book of investors and the like who he knows will jump on anything showing value or opportunity.
When we sold we asked about his book and he sadi we weren't cheap enough really for that but that he had a second tier of people, regular punters who were looking for our property or similar, hence it sold on day 1.Sealed pot challange no: 3390 -
I look on RM, I don't register with agents.... my prior experiences have been that agents don't bother to call me, they don't think I am a serious buyer, I am overlooked and have even been laughed at in agents when trying to register, or, ast he last one said when I tried to get onto their list in 2007 "Just look online.... they're all on there".
