Just wanted to add my tuppence worth -
while tenants will give you different answers on which they would prefer when asked, the tumble drier will not add value to the property, nor rentability. Most tenants (unlike me) won't notice the lack of either, but will see a dishwasher and think 'fab' - whether or not they actually use it. Many will look at the tumble drier and think 'Is there enough storage space'. You need to appeal to people's aspirations rather than their actual usage, and most people like to think that they cook a lot, and don't like to think too hard about the laundry!
As for my personal choice (as a family of four who recently moved out of a 2 bed flat) we refused to look at properties without a dishwasher already there as too often LLs offer things which don't happen. We own our own tumble drier from when we had a mortgage, but even before then the dishes were a worse job (my husband actually does cook every evening, so lots of pans). WE use both every single day, but I'd give up the drier sooner than the washer.
Please don't get a washer drier, they are less efiicient and more likely to break, check out the Which? website (too lazy to link for you, sorry) - and whichever you choose, go for one with above average reliability - you'll be grateful every time you don't get a call from your tenants asking for a call out.

I try to treat my tenants as I would like to be treated and I have both and to be honest I wouldn't want to be without either of them. Having read all the posts I will definately get a (condensing) tumble dryer and ask them if they'd like a table top dishwasher at a later date.
For what it's worth, my vote is a tumble dryer. Our landlord fitted a dishwasher over a tumble dryer and I was gutted. We're now buying our first home and have bought a tumble dryer over a dishwasher, and to make sure I was making the right decision I've spend the last 3 months washing up and not using the dishwaher!
ALthough the dishwasher is convenient, I think it's only benefit is it keeps the work tops tidy, I don't think it particularly saves time.
By not having a tumble dryer (and nowhere to hang clothes outside) we've had to use radiators, the house is damp and horrible and in the winter its very cold and damp and we constantly seem to have washing hanging up everywhere and it drives me nuts.0 -
I have both, the dishwasher is something I will never now not own.
Not only is it more convenient it's far more hygienic and economic.
Tumble dryer, if I use it once a month that's a lot.0 -
A dishwasher or a tumble dryer?
Am getting a flat ready to be relet and am intending install one or the other. Can't afford both at the moment, so it will be one now and the other in 6-12 months time. So please tell me which you would prefer?
As a tenant I'd prefer a tumble dryer myself, but are you sure you really need to supply them? My current landlord doesn't supply a fridge, washing machine or even a cooker!0
