A dishwasher or a tumble dryer?
Am getting a flat ready to be relet and am intending install one or the other. Can't afford both at the moment, so it will be one now and the other in 6-12 months time. So please tell me which you would prefer?

Our rented flat has a dishwasher and a washer/dryer. To be honest I only ever use the dryer for towels but couldn't live without the dishwasher.

If no outside drying for clothes, then definitely a tumble dryer. That will also protect the property from damp, provided the tenants use it. If you put in a DW, tenants may buy their own condensor TD and put it somewhere with inadequate ventilation, which will also cause you problems0

I would prefer the tumble dryer... regardless of whether there is somewhere to dry clothes or not.
A flat is likely to be occupied (assuming it's 1 or 2 bed) by at most 2 professionals, not making too much mess in terms of washing up.
However, two people's washing can take a long time to dry, and if the tumble dryer was there, it's half the hassle.
I have a tumble dryer in my flat and wouldn't be without it. I deliberately haven't got, nor missed, a dishwasher.0 -
I don't have anywhere outside to dry clothes so use airers in bathrooms etc to dry them.

I disagree. My brother-in-law has to take his washing home to his mother because the people he shares a house with use the washer dryer and it takes hours for a load to be done.:A MSE's turbo-charged CurlyWurlyGirly:A

Dishwasher, a million times over! I think too many people see Tumble Dryers as too expensive to use, and enviornmentally unfriendly. I read somewhere that a good dishwasher can use less water in the long run than washing by hand...0

Hope you don't mind me asking why you wouldn't use a tumble dryer. Is it the cost that puts you off or some other reason?
My parents had one when I was growing up and I lost count of the number of things that got ruined by them (shrunk, torn, bobbled).
I use it for towels because they do take ages to dry on their own and they come out fluffy, but I don't have a dryer at my proper home and don't intend to.:A MSE's turbo-charged CurlyWurlyGirly:A
