I vote for the dryer!
I lived in a flat for 2 and a half years and got myself a dryer, would rather have to do the washing up than have jeans sat around on airers for 4 days at a time! and towels and bedding are a nightmare! all the stuff on airers plus limited space (1 bedroom shoe box-sorry meant flat!) I began to feel like I lived in a laundry!
I would rather wait for the dishwasher, I see it as more of a luxury!finally debt free and want to keep it that way!!0 -
If no outside drying for clothes, then definitely a tumble dryer. That will also protect the property from damp, provided the tenants use it. If you put in a DW, tenants may buy their own condensor TD and put it somewhere with inadequate ventilation, which will also cause you problems
Condensor tumble dryers DO NOT NEED VENTING, the water either collects in a bottle or some can be plumbed for the extracted water.

I too NEVER dry clothes in a tumble dryer, they ruin good clothes.
I use mine for towels, sheets, nightwear, underwear (not bras) & socks. Even in a heatwave these go in, as it mean I don't need to iron the bedding & the towels go soft & fluffy. But clothes never.
Dishwasher or tumbledryer..........tumbledryer, you can wash dishes by hand a lot quicker than you can dry your sheets & towels;)0 -
Dishwasher - when we were renting each time we actually didn't look at places unless they had one. The last three rented places had washer dryers (every one of them needed repairs at least once a year) but we very rarely used the dryer mode even once we had a baby.0

in my experience of working for a letting agents i would say that even if you put in a dryer they won't use it cos of the expence and will still dry clothes on radiators. Go with a dishwasher - fully loaded it's more economical than washing by hand.!0

I live in a rented flat where I have nether and If I could choose I would go for a tumble dryer. Between sept- Nov when I didn't have the heating on my clothes were taking so long to dry that some of the thicker items were starting to get a damp smell before they were dry. The other thing I hate is tripping over the clothes horse as there is no handy place to put it.
BTW did you know you could put a poll in your post, you might get a clearer picture of what everyone thinks that way.

Lol, me too, but I'd definitely go for the tumble dryer, as I'm needing dry clothes faster than I'm needing clean plates. Anyways I don't eat at home most of the time, and I don't need to worry about the dishes. :j0 -
My landlord installed a brand new dishwasher over a year ago and it hasn't been used once, but I frequently find myself waiting ages for clothes to dry - particularly during the rainy season.
How big is the flat? Between the two of us we don't even have enough crockery to fill the dishwasher and it takes literally less than five minutes to wash playes etc by hand, whereas all we can do with damp clothes is wait. Tumble dryer, every time.
Whilst we're here, have you put in a decent power shower? Last time I was looking I wouldn't even consider a place without one.

It is a 2 bed flat and yes, I put in a power shower as soon as I bought it (along with a brand new kitchen and bathroom). The reason I asked the original question was the last tenants (a doctor and an accountant) moaned about the lack of dishwasher and never once mentioned a dryer:p0 -

I try to treat my tenants as I would like to be treated and I have both and to be honest I wouldn't want to be without either of them. Having read all the posts I will definately get a (condensing) tumble dryer and ask them if they'd like a table top dishwasher at a later date.0 -
