    Instructions for Sale & Purchase, 15th Feb. Still waiting to exchange.

    Contracts signed and back with solicitor, but purchase held up by marital home charges, and sale held up by buyer's solicitor demanding service charge retention when service charge is fully paid up until September 2007, combined with a neighbouring planning application of which I received notice of 1st May and therefore had to declare.

    Just to add my bit. My timescale from the offer being accepted to completion was almost 12 weeks!! And there was no chain - I'm a FTB and the property was empty.

    First viewing: 10th Feb
    Offer accepted: 13th Feb - solicitor instructed same day (already had them as previous purchase had fell through
    Getting fed up - all through march & april
    Completed - 4th May

    There were no problems with the house, no issues with my survey or mortgage. It was basically the solicitors holding everything up. Mine and the vendors were rubbish, and needless to say, I won't be using them when I move again!!! I guess timescales do depend on the luck of the draw.

    Hope to complete May 29th. We had a few hick ups with the mortgage off they sent employee information to the wrong office for OH then they didnt send it back till this last week after a lot of phone calls yelling at them. We just want to exchange asap but cannot complete till may 29th due to renting. So fingers crossed we stay on track.

    just a little update from me:

    Mortgage offer arrived 4th April
    Searches completed around 15th April
    deposit sent to solicitors 25th april
    exchange ???? soon as we are ment to complete may 29th.

    We are waiting on some addition enquires which our solicitor has sent. i dont care about the question we are waiting back on i dont care what the answer is, it not something i need to know :mad: . I just want to exchange asap. 3 weeks on tuseday we are ment to be completing. Both us and the seller are starting to worry a little that we wont make this date but fingers crossed we will. :confused:

    The whole additional enquiries thing is beginning to p155 me off. That is what is holding it all up. In the end I have sent an email to my solicitor saying I will ask my estate agent to ask the vendor as I will get a quick response at least. let's see what she says about that. The solicitors are holding everything up!!!:mad: :mad:

    And worse, they haven't explained anything about the contract - they just sent it. So in the "completion date" I have put in May 26th as that's when I need it completed by, perhaps I should not have done this but nobody has responded when I have asked them about completion dates. My solicitors are USELESS

    9/5/07 UPDATE:
    I finally rang estate agent and reasoned with him. I said if he could just go to the vendor himself and find me my answers, we can exchange and complete quicker (which of course he was all for as he realised his commision might be coming soon)

    Anyway.....found answer, ready to exchange....except agent dropped the bombshell that vendor was in a chain and not ready to exchange (even tho I had previously been told there was no chain AND they were constantly hassling me throughout April to try and complete by end of April, when I now know full well the vendor was nowhere near ready then)

    Therefore, I am now waiting twiddling my thumbs - at least my bit is done
    I am finally a homeowner!!:beer:

    UPDATE 26TH MAY 2007
    Still waiting, but have been promised exchange next week and then completion 29/6 or before, so possibly an entire month from exchange!!!! :Lucky Im not in any rush.

    As somebody else has said on here, I was told there was no chain, and then miraculously there was a chain as soon as I was ready to exchange. I'm afraid I have nothing but bad words to say about EA's - they're such liars:mad:

    In a chain of 4 people. Will complete 7 weeks after offer placed on house. My flat is a leasehold. My solicitors are brilliant and cheap. Couldn't be happier with the buying and selling process.
