    Either you are lucky or you were dealing with some good solicitors on both sides.

    Taken 12 weeks upto now (although you can take 2 weeks off for christmas) Oh, doesn't seem that long now! Should complete on Wednesday

    Hi all

    We put our flat for sale in late January, had quite a few offers however a offer was finally accepted in early February. In the meantime our offer on a house was accepted in the last week of Jan.

    Up to this day we are still waiting for a exchange and completion date due to delays from the buyer's solicitor who was running all kind of seaches which wasn't ecessary including the Chancel search, we live in a purpose built flats for crying out loud. They now want a basic leasehold pack from our freeholder which is going to take a week to compile and take another week for them to read it. Our originaly plan was to complete before May (hardly likely now). We're also experiencing delay on the other end as the vendor's solicitior hasn't responded to my solicitor's query dated 3rd March!!

    I'm at the stage of having a nervous breakdown as I hear so many horror stories of buyer/sellers pulling out the last minute ! We've used a lot of money and I really can't afford to go back to step 1.

    I think after this experience I am never ever selling/buying ever again !

    Am I being abit optimistic to still think we can exchange and complete before May (both end) ? Should I be able to demand a exchange and complete from my buyers after this leasehold pack?

    Grateful for any advice.

    We're FTB, instructed on the 1st March, exchanged on Monday 26th March (great birthday present for me :) ) and we're completing this Friday the 30th yippee :beer:

    Generally as quick or slow as you want. Have done 4 weeks no problems but also 6 months. All at what was convenient for us at the time.

    If you need a quick completion then hound everyday I speak to my solicitor on a daily basis. It p*!**s them off but tough im paying them.

    If we need a slow exchange and completion ill drag my heels all day long.

    I would say the 8 weeks is probably a good time frame in general.

    mortgage sorted, waiting for surveryors report
    Trying to get on top of finances one step at a time

    Offer accepted 28th Feb 07

    Survey done - 8th March

    Mortgage offer 19th March

    Instructed solicitor 21st March 07.

    The solicitor has received documentationfrom EA and my bank (mortgage). Also, received a draft contract from seller's solicitor - 26th March

    All searches have been applied (27th) - just waiting for results (drainage search taking longest - 2weeks or more).

    What's happening in the meantime - I don't know???

    Is the solicitor also just waiting or can they do anything else in parallel?

  • despite everyone agreeing in EARLY DECEMBER that we all wanted to complete asap - we still havent exchanged yet... there are 4 of us in the chain - and its just one thing after another. The last proposed exchange date was 4th April - but alas someone in the chain has decided they cant make this date... Moral of the story - it only goes as fast as the slowest person in the chain.....

    28/3/07 - survey done
    29/3/07 - mortgage agreed...

    sO i am expecting another 2 months perhaps for it all to be completed?

    I have to check the elctrics and the roof apparently....do I do this before I move in?:mad:
