    The kitchen is rectangular shaped lending itself to a kitchen at one end and a dining area at the other end. There are about 20 houses virtually identical structure in the street. My house has a long kitchen with a table in the middle. All the sold houses have a u shape of kitchen units and a dining table at the other end. The kitchen in my house as it is, doesn't work.

    So no NSD today :( (unless it turns out the money hasn't come out today which is always possible :D:D:o) Instead I have booked accommodation and a train journey to a beery thing in August. Accom was about £32 a night in London and train was £10....so pretty good really.

    House worth the value agreed :Dprovided the extra tests / issues don't turn up anything or are dealt with. These extra elements;
    • A gas test because one doesn't appear to have been done for at least a decade :eek: (if the gas fire is about to be condemned I would rather it was while they still own the house!)
    • An electrical survey which will probably suggest a complete rewire :eek:
    • Evidence of keys to the windows and Fensa qualification of fitter :(
    • Asbestos in the flue :D
    • Damp in the kitchen :D

    I have given you a canny index to indicate how I feel about these elements. I deal with asbestos and damp a lot so it doesn't really phase me!

    I have put these to my solicitors who it appears will put them to their solicitors once their solicitors send their contract documents. I think I'm in the bit called 'A chew on' and I suspect my seller is going to be a bit ars*y about some of these elements. He gave me the impression he thought I should be grateful to them for selling their house to me :rotfl:

    We shall see!

    Keys to the windows are easy - replace the barrels. The new ones will (obviously) come with keys. Fensa qualification would be more difficult - how much of a killer is that?

    The real killers Z are the gas testing because carbon monoxide will kill me, and dodgy electrics because that may kill me or alternatively burn the house down.
