    Finally I wonder if you would be better off going with an estate agent with a high street presence as you may be missing out on their ability to network. When we sold our house it was to a couple in France who the ea had on their books as interested in our type of property and before it was listed on rightmove. Perhaps you could continue with the online approach alongside if the ea allows.

    A marked contrast to many around here who feel that everything starts and ends with Rightmove......

    Personally, I don't think there is anything wrong with the listing. I bet if you asked most of the people with houses up on Rightmove at the moment how many viewings they've had it will be a lot less than 2+ a month, so I think your listing is doing its job.

    You already know the problem, and sure it is a kick in the teeth, but you bought at a time when prices were high and starting to fall. Now they are lower and still falling as you are trying to sell. You really need to cut your losses and get out of there as quickly as possible. In the current market, the longer it is for sale, the lower the selling price will need to be.

    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.
  • ...is pretty much what others have already said. There isn't really that much wrong with the listing as you're getting lots of viewings, the problem is converting those viewings into offers.

    I agree that the ensuite and bathroom needs de-cluttering...no one likes to see other people's toiletries hanging around and it just makes it look like there's a distinct lack of storage for it!

    I also agree with getting some kind of voile curtains or something for the living/dining room area that is overlooked by the car park - you may know that you're only overlooked by your own cars, but others may not! I would also try and make the private terrace area more private too - there's no way you would get me out there in my jimjams!! :)

    I would also try and make the second bedroom seem more like a bedroom - if it can fit a bed then put a bed in there. People always assume if there's no bed there then it's not possible to get one in there, which in turn makes it a 1 bed flat with a box room! Store your current office furniture if needs be, but definitely turn that room into a proper bedroom.

    Lastly I do think you're going to have to accept that you may need to drop the price even further. I understand that you might be frustrated by the amount it's worth now in comparison to what you paid for it, but I'm afraid your potential buyers couldn't give two hoots about that and will only pay what they think it's worth. The fact that second viewers have chosen to go with a different flat tells you that they somehow felt they were getting something better elsewhere. Ask the estate agent why they chose the other flat over yours - did they buy for the same price?

    Sometimes it's worth not just comparing your flat with flats of the same value, but looking at flats for a little bit more money than yours. If someone is getting significantly more for their money by spending an extra £5k to £15k then people will often stretch themselves just a little bit further if needs must, just to feel like they've got more bang for their buck!

  • Again, thanks so much to EVERYONE theat's shared their views - it's been a really useful exercise. Most viewers don't leave feedback (and even when they do you can't be sure how accurate it is e.g. are they just being polite?), so it's great to hear people's thoughts - really eye opening!

    Great flat, nicely presented. Description is missing the length of lease and whether is there a maintenance charge. Agree what others have said about the photos.

    If you're getting viewings, is there anything you could do to improve them? Maybe invite the viewers to join you outside for a coffee (or several bottles of wine) so they get a bit of the 'lifestyle' feeling?

    In the blurb, the en suite doesn't appear to include a toilet. Is that a mistake, or isn't there one? If not, is there room for one, and would the plumbing arrangements permit?

    I think it looks great. You can look at girl pictures etc but I and most people would see past that.I've been hunting for a long time. If a house doesn't sell it's usually because of a big draw back or the price. Here it has to be the price. I had to reduce mine recently by £15k that attracted more viewers then took an offer £15k lower. It hurt but needs must and I dint want house just sitting there not selling.
