    I think you just have to much competition. Just looking at 2 bed apartments in LE7 under £140k brought up 61 availables. Great flat! Id say get more photos on a sunny day and take the half naked lady photos off the wall in he bedroom ;)

    The en-suite is an unholy mess of shampoos, soaps, toothbrushes and the like, and is verging on grossly off-putting.

    Might also be worth making the 2nd bedroom look like a bedroom rather than an office with a sofa.

    I think I might be tempted to put some vertical blinds up, as the car park would be a big issue for me. The privacy is compromised by it. Lovely flat though.

    Is there any way you can create at least an illusion of privacy with a combination of planters and lightweight trellis?

    I think this is your main problem. Much as I hate to suggest it have you considered some white voile net curtains as they will let the light through but provide some privacy?

    As others have pointed out the pics need to be retaken on a sunny day and the naked ladies in the bedroom given a rest until you get to your new home. The bedroom may look bigger with a lighter colour than the dark red.

    As property is being marketed as a two bedroomed flat, then I think it would help to have a bed in the second bedroom along with a little side table or COD if it will fit.

    Flat does look lovely though.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    I think it's a really nice flat in a lovely looking building. It would have tempted me had it been in the location I'd been after, as I'm currently downsizing and buying a 2 bed ground floor flat. The living room has a lovely spacious look.

    There isn't anything about the way it's presented that would put me off. I'm experienced and intelligent enough to know that it would be the space I'm buying, not your pictures and bathroom toiletries.

    It's a bit of a puzzle to me why it hasn't sold before now, as it beats by far the soulless new builds that are in every city in the UK.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
  • Thanks for the feedback - I'll take immediate action (subject to my wife's approval of course!).

    I guess the logic is that if we've had nearly 30 viewings in 13 months, but only a single offer, then the flat is priced too high. That said, we did reduce the asking price by £10k (albeit with on OIEO qualifier) last week. I had a tough time persuading my better half to agree to that reduction. She is understandably gutted that our asking price is now £10k below what we paid for it 3.5 years ago - though she also understands that we should be able to recover that in spades. I think we have the lowest price flat in our location compared to similar sized flats. Plus, we have provate outdoor space (in additin to the communcal garden), which is a great selling point - as our upstairs neighbours continually remark.

    However, considering we really want a sale this year, is it low enough? OF course, the trouble is, the properties we're interested in are about £225k, so with £114k outstanding on our mortgage, there's only so far we can drop our price (we have some additional savings we can use towards a deposit).

    As a buyer I don't like OIEO. I just take it as a starting point for negotiation, but at the same time I wonder if the vendor is unrealistic, is in negative equity or doesn't really want to sell (for example one party in a relationship break up)

    I think OIEO are only a good idea when the AP is pitched at the very low to generate interest, and hopefully a bidding war!

    As regards to AP what you need to find out is the sold prices for comparable properties nearby. Use http://www.mouseprice.com/ or http://www.nethouseprices.com/ or RM or Zoopla to find this info. You should be able to work out what you can realistically achieve.

    What does your EA say - have you considered changing, you surely can't still be locked into a contract with them. Have a look on http://www.home.co.uk/search/agents/ scroll down for county then to city. You can drill down and find out lots of useful info about local EA's, their time on the market figures, the AP's of property they sell, etc

    I think the apartment looks lovely, the only thing I would consider is your estate agent. Perhaps move to one such as Sutton Kersh? Any new estate agent will have a fresh approach to it.

    Just to add - I'm nothing to do with Sutton Kersh - just used them before and they were great!

    Fair point. We've considered this. We're with housenetwork.co.uk who have been good to deal with. The thing is, you pay upfront with Housenetwork - £565 for 12 months marketing with no further costs. So, we're reluctant to change as we'd lose that money.

    Nevertheless, it might well be worth getting in touch with the likes of sutton kersh and seeing what they have to say. If it means a sale it'd be worth it. Not too sure what they'd be able to improve on though.
