Hi,
My wife and I have had our 2 bed flat in Liverpool on the market since June 2011 - and have still not sold.
We bought at £151k in April 2009, put it on the market at £155 in June 2011, reduced a couple of times, most recently reducing to 'offers in excess off' £140k - so quite a bit less than what we paid.
We had an offer of £137,500 2 months ago, but they then retracted their offer and walked away without really explaining why (they said they felt they'd rushed into the offer...). We nearly had an offer this week, but the chap said he went with another property.
Since June 2009 we've had 26 separate viewers come round looking (2 of these came for second viewings).
I'd be immensely grateful of any feedback & suggestions on our property. I can't post links due to being a new member, but I'll try and post an edit.
We are looking to move to buy a bigger home and start a family (I work from home, so for me having a separate working space is essential - I don't think my employer would approve of me speaking with clients with a crying baby in the next room :-))
Our other option is to let the place out. But, we'd rather sell because of the hassle of being a landlord, and also because we'd also really want to sell the flat after a couple of years, and there's no guarantee that it's going to be easier to sell then than it is now!).

It looks nice (if a bit dark) so I conclude it must be the price.

Yeah, it's slightly dark in some of the phot's because the photographer had closed the bedroom doors and there are no windows in the hall and bathroom. Plus it was a typically gloomy day! But thanks for that, something to bear in mind.

Surprised at the person who took the pics though, he should have shifted all those laundry baskets.
Something like that in Yorkshire would cost you double that price.make the most of it, we are only here for the weekend.

I would say the drawback to the property is that you are overlooked by a car park. You could be wandering around in your bed wear onto to find the neighbours looking down and in. I would have those retaken. Also remlve naked ladyesque pics off the wall.
Having said all this it is a wonderful property0
