In the text it says there is outdoor space which is not overlooked, and mentions you may want to have coffee there in your pyjamas. The photos imply that actually this is a car park, so anyone could be passing? In which case I wouldn't want coffee in my pyjamas

I agree about the girlie pictures as well.
Unfortuantely with property you don't always make money, and 2009 was just over the peak, but things have dropped since.

Thanks for the feedback. I think that what doesn't come across well in the photo's is that a) the car park is gated and only for a small number of flats (i.e. most of the parking is at the front/side of the property) b) the car spaces that are opposite our flat are for our own cars c) when sat next to the wall where the table and chairs are you cannot be seen by anyone in that car park area.

Perhaps have your agent take a picture from a seated position on your private patio so the buyer can see what you see when you're in your jim jams.

They look like they have been done with flash, which makes them look dark and dingy across the room - the very place you need to give a sense of space and airiness. They are obviously very wide-angle shots, with severe distortion of doors and the like, which shouts at you the rooms must be much smaller than the photos suggest.[/FONT]

If you're getting plenty of viewings - but no offers - then that would seem to suggest it's not the photos that are a problem. Something is putting people off when they get there. I know the street well. Could it be the nuns?0

Not wishing to do this to death, but looking at the photos and the floor plan - I don't think the photo of bedroom 2 does it justice.
Looking at the photo I thought this was an unusually shaped room, but the door isn't into the hall, it is actually a corner cupboard. The room may look bigger if the photo is taken from the perspective of the desk so it looks like it is an equal width and not getting smaller, IFSWIM.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

I think it looks fine apart from one thing, the pictures are mixed up. Put all kitchen together, all bathroom together etc, its really annoying when they're not.
If you're getting viewing though don't worry, especially about lady pics on wall, its not as if there is a blow up doll on the bed.
The reason its not selling is because the market is bad meaning the price is too high, so either lower it a bit each month or be patient.
Car park overlook is not worth disguising I don't think though some venetian blinds may be worth the money and see if it helps.0 -
I think your house is presented really well and looks very attractive in the particulars.
Just a couple of thoughts:
At the top of the particulars it mentions it is ground floor but then below it mentioned lower ground floor. I would change it so it is ground floor as I think lower ground would put many people off. I don't think this would be an untruth as in the photos it does not appear to be fully below ground.
I see number 3 sold for £133k in Feb 2012 (a drop of 12k on what they paid for it in Nov 2003). If you have the price your flat was in 2003 when I think they were all built you could calculate the same % drop as a way of working out a realistic sale price.
Finally I wonder if you would be better off going with an estate agent with a high street presence as you may be missing out on their ability to network. When we sold our house it was to a couple in France who the ea had on their books as interested in our type of property and before it was listed on rightmove. Perhaps you could continue with the online approach alongside if the ea allows.0 -
Pictures are too dark.
There's way too much clutter, especially in the shower room, and stuff stacked on top of the wardrobe in the main bedroom.
The 1st pic implies that you'll be 'on show' to everyone walking past. Is this a case where nets actually help?
The open plan kitchen\lounge\diner may be making peeps think boiled cabbage smells will linger, plus you get to see the pedal bin while dining.
Pic 4 of the doors is wasted
The colour scheme is very 'rich' with the wood and the dark red feature wall in the bedroom, may be worth a go around with the magnolia.
The artwork, esp. Bed 2 is way too much
The overall 'feel' is not enough space, too gloomy.
It may just be too pricey in the current market0
