    Im starting to feel sick in the pit of my stomach now. My phone does have a video yes so in the even they do turn up the police will be called and I will film it.

    I have spoken to an 'aquaintance' of mine who I didnt know was a LA (after a wee FB rant...) and its SCARY what she was saying. Basically they take the ARLA as gospel and 'law' and according to them they can go in with 24 hours notice, come rain or shine.

    She also said that otherwise they could just pretend a leak was reported/smell of gas and go in anyway. Its disgusting. I told her that it was an absolutely awful/illegal thing to do.

    It'd be stretching the bounds of credibility that a gas leak just happened to have been reported at the precise time they were planning to show an prospective tenant/buyer around ;)

    Good luck tomorrow, hopefully you won't need it and they were just trying to scare you after all.

    Just tell them, in writing, that there will be NO viewings whatsoever until after you've vacated - haven't they messed you around enough already?
    Wasn't it you who the agents were expecting to leave your own furniture as part of the sale?

    I hope so. I reckon they might turn up but I, not sure about all the 'heavies' in tow...

    It was, different younger girl though so I think perhaps she was 'new' to it all and got a bit confused. That blew over after the final email and I've heard nothing since...

    I have told them MULTIPLE times in writing the times that I can do viewings with prior notice and consent. They also have in writing I only want viewings in my presence.

    The times I gave them were every morning until 11am, and alternative Friday and Saturday afternoons. They were here at 4pm last Friday so they know this is the 'off' Friday.

Hard to imagine that anyone would be stupid enough to send you an e-mail threatening to break in so they could show a viewer around, break in, show a viewer around and then tell the police that they forced entry because they could smell gas.

    To be honest, it's hard to imagine an agent that's a poor enough salesperson to want to show a viewer into a property through the hole where the door used to be. Doesn't hurt to be prepared, of course, but hard to imagine that level of stupidity - 'yes, sir, the broken door frame gives the hall an airy feeling...'

    I know this is hard for you but can you have a bit of fun with this? You'll be gone soon anyways.

    How about an email to the director:

    Dear Director, thank you so much for taking over this case personally. Forgive my ignorance but I had not heard of you before and have had to resort to Google :o. I have now informed myself of your career and was impressed to read that you have been named ARLA Shyster of the Month - Croydon (South) on two separate occasions. I consider it an honour that an esteemed businessman such as yourself is willing to give up his time to devote to my tenancy and look forward to meeting you tomorrow.

    You mentioned Des in your email, and although you gloss over his talents, I was able to glean that Des is very accomplished with his hands. Is Des a carpenter? Jesus was a carpenter. And so was his dad. Do you think that Des would be available to assist me in putting together some cabinets in my new place? Also, do you happen to know if Des is single? If he is not single then don't worry. No problem. It really is not an issue whether Des is single or not.
