    And here is this epic saga reproduced for all to see:
    I agree, My father did what you did and the neighbour took the old fence/hedge down (owned by next-door) shortly afterwards. (perfectly legal)
    This has caused a big problem because its states on the neighbours deeds the fence is theres (the OLD fence)
    I had to explain to the (now new) neighbour the fence is dads, the fence on there deeds was taken down by the last owner. There is no proof the fence is on dads land not theres and the sarga goes on.

    So basically the OP wants to blow the sale of someone's house over some stupid £100 fence, and if the sale does go through they fully intend to take this stupid dispute on with the new owners, including "court costs".

    Utterly pathetic.

    Come on OP, at the moment everyone who reads this thinks you are a joker.

    Forcing someone to not be able to sell their property over a boundary dispute and some big dogs is crazy. I imagine it will not just be the dogs barking and biting if they come back.

    I suggest you either leave the thread be, or give fuller details to justify why you would go to such extreme lengths.

    On a side point, if this is some drawn out big claim as the dog bit you for personal injury and you want them to keep assets so you can sue more this too will not be popular.

    What can be that bad?

    Write a letter to the Estate Agent and they will lose it as will jeopardise their commission.

    Last punt and then I am out - is something going on with you and the tenant?

    It's very easy for everyone posting on this thread to mock the O.P., but I bet you wouldn't if it was your land being taken?

    The way I see it is this, there was a boundary hedge, the O.P. put a fence up on their own side, the neighbour removed the hedge, now the fence is several inches inside the O.P's property and the neighbour is claiming the land where the border should be.

    Of course it needs resolving before any sale goes through, but I personally feel that the owner of the house next door and the O.P. simply need to act like adults, sit down and talk it through. The whole thing smacks of immaturity on both sides.
