Bear in mind given you are out of the country you WIL need to pay someone to manage the property ( if theres problems with it, or its fixtures)
I would work in at least 3 months worth of mortgage & bills payment in ADDITION to the 4k, most people have 3 months void, or realistically 1.5, but it really is better to be safe than sorry.
4k for repairs, & of course the fees for the management of the tenacy.
Bear in mind also that repairs through letting agents can be significantly more expensive than what you would do yourself. Remember this its very important.
Id sell it, but then thats me and I love new starts, and dont like dead wood. start flogging your stuff in earnest. Its likely youll have to factor self storage into your budget ( mine was about15 a week, and that was literally just furniture) no personal effects and the smaller the unit the less you pay over the year. Even at this level you are looking at around a grand a year including vat, so the smaller your unit the better
Can you start applying for cabin crew jobs now? Only I know my sister applied and didnt get in- something to do with a tatoo on her shoulder ( would never have been seen in uniform & her eyesight not being the best) and surely its best to know in advance, ra6ther than winging it and getting out there and having no job. Additionally, visas often need a job ( sponsored) Im not sure how it works in Dubai but thats how it is here.

My SIL stays down stairs so she can check on the house other SIL down the road so we should have no major issues that way,

from a legal stand point you have to nominate a manager.
there are MASSIVE amounts of legislation to conform with and Im not joking this is something you need to take very seriously, it can end you in court and be expensive to sort out.:beer: Well aint funny how its the little things in life that mean the most? I have £135 in quidco going straight to saving acocunt.
£65 transferred to my terrimundi we're putting notes in that too so I reckon at least £200,
I still have money left from re-mortgage but the kitchen and new boiler are going in anything left from that will go to savings
Any ideas where I can make more money I cant take on a 2nd job sadly I would love too but I'm in management and this would be frowned upon.
I seen pictures of oman today I'm in love, a friend of mine spent a year in Dubai and is dying to go back got loads of great advice from her....

have you had a wee look at the matched betting yet...ok it's not a second job and it wont earn you millions but it is a way of making a start...not that i think you will need it too much as youve said planning is the key and it sounds like you've started well on that front....any space in the suitcase (i asked ss but he never answered me lol )..you have every right to be excited ...i'm excited with you ....we (hubby and i ) were talking just today about moving abroad (ok it wont be for several years yet) and i was finding myself getting all dreamy and excited too0

I'm right there with you, I have been nosing around some canadian estate agents websites today, I actually want to go to the US... south where it's warmer but my only option for the visa would be plowing $1,000,000 (yes a million) into a business over there. My quidco account isn't quite that healthy just yet!
So it will be snowy old canada (the OH is canadian so that's easy-ish) I am amazed at the property prices over there, I couldn't buy a shed in B&Q for what a 4 bed house goes for. It made my mind up that my days in this country are limited, it's too expensive!
