How about Ebay for a sofa? I'm sure you could pick up one for a couple of hundred pounds. Plus, if you bought one new, wouldn't that be betterment?
I still thing that you can't dictate how people live your house. My mother considered renting out our family home when we moved abroad for a while, but decided against it, as she didn't entrust anyone to treat the house as she would. With a BTL property, it's an investment, so you have to treat it like one. And that means becoming emotionally detached from it, or accepting that new wallpaper/paint will be required with each new tennant.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -

Well.... I'm a professional (with several qualifiactions) and probably the least house proud person I know!

Whilst I must admit I would probably try harder to look after something that belonged to someone else, I can't honestly say that I'd keep anywhere pristine! Too much time spent on my professional job to be anything other than exhausted when I get home (well that's my excuse and I'm sticking to it) ... and a belief that there's more to life than housework! :rotfl: :rotfl:
My sister on the other hand... unemployed/unskilled/unqualified ... keeps her home (rented) immaculate! Maybe your Mum should go 'downmarket' :rotfl:“A journey is best measured in friends, not in miles.”

Nenen - She used to rent to anyone (unprofessional) and that was even worse!! One guys flat was so filthy my Mum couldn;t clean it herself she had to get the industrial cleaners, the oven or microwave hadn't been cleaned for 3 years, There was even a pile of brick dust from over THREE YEARS when he had his Sky installed that he hadn't cleaned up! He's had his kids over who'd p1ssed the bed and ruined it, he'd learnt to break into the electric box and nick the £ coins..... there was a list a mile long. To make it worse he tried to utilise his bond as his last months rent!
My Mum had no choice but to take legal action, she was out of pocket by hundreds, and although the judge ruled in her favour, he inflated his outgpoings (he paid his mother £100 a week board plus food for a room in her £60,000 terrace) and thus, of the £1500 the court ordered him to pay nearly 2 years ago, he's paid off about £200 of it because he says he can only afford to pay £5 a week.
As some of you know my Mum was in a bad car accident in January, and along with these constant problems and the fact she can't drive anymore so accessing the properties is impossible, plus all this regulation its made her hate the rental business and she's selling up and closing down the business. I wanted to take to same career path and get loads of rentals, but seeing the stress she's had I don't want to anymore!!0 -

From a personal point of view I don't rent furnished properties, but do supply "white goods"
I use an Agent to avoid any hassle.
Your mother will have to pay a large CGT bill if she sells her properties and closes down the "business" as (I believe) you said she's only been in the business for a few years so will not be able to use the max Taper relief.0
