Folks, whilst it may seem fun repeatedly naming the agency so that Google searches bring this thread high up the results, do bear in mind that you could be opening the site up for potential legal action.
You seem to be pillorying the agency based on a single-sided story - although I don't believe it is false nor, even, flowered up, repeatedly posting the agency's name smacks of a kangaroo court without them having an opportunity to reply.
Accordingly, I've advised the admin team so that they may be aware of it and can make a considered judgement in the interests of the MSE site and take any action they feel is appropriate.0 -
I have a feeling that a certain poster may have been the teacher's tell-tale snitch when they were at school.
Kangaroo court? I think not. Just people voicing their opinions about a landlord who seems to believe that what appears to be a perfectly reasonable person could cause SEVEN THOUSAND POUND'S worth of dirt and damage during a three year tenancy and an agent who appears to be willing to do their dirty work for them. Really, how likely is it, do you think? Even if the OP was a raving lunatic vandal I'd say they might be hard-pressed to cause that much damage and they wouldn't bother doing the redecorating for the landlord free of charge either. My guess is that the landlord wants to put in a new kitchen and bathroom and fancies doing it at someone else's expense. But not this tenant. Oh no.0 -

However, I do disagree with posts that "could" open the site up for potential legal action. It is perfectly possible to voice one's opinions and/or offer advice without (and especially) simply repeating a name such that it gets high up on Google searches..
Internet Search Engine would be more appropriate. Google is a company and you keep mentioning them in your posts.0 -
I saw the lady from the agency today & queried why she want's to charge me £3500 to redecorate the house that i've just decorated. She started harping on that we hadn't painted above the kitchen wall units. I explained that the kitchen walls were different colours anyway & as the walls with the cupboards on were tiled we didn't bother painting them as they didn't need doing (obviously no one has scuffed the walls above the wall units).
It looks to like they want to charge me £3500 to paint the kitchen. :eek:
Surely if they are that bothered they could just buy a pot of magnolia paint & paint above the wall units themselves. :cool:
I told her I didn't want to discuss it further & would prefer for future correspondance to be written so that if it does go to court there is proof of what has been said.I'd rather regret the things I've done than regret the things I haven't done.

What other damages/clean-up are they claiming? Did you address these in your annotated inventory?
The most expensive things were:
£3500 for redecorating (which i've already done)
£500 for replacing worktops (there is a small burn mark on one)
£200 for deep cleaning carpets (already done)
£165 for labour
£150 for gardening (already done)
£150 for cleaning the extractor fan
£50 for replacing light bulbs (already done)
£40 for refixing curtain poles
Then there are lots of small less expensive things ranging from replacing the bath panel £35 to resealing the bath £10.

Thought i'd update you for anyone in a similar situation.
Had a letter from the agency today saying that even though they have strongly advised the landlord to go to the small claims court he is a very busy man.
Basically if I let them keep the deposit they will drop the whole thing.I'd rather regret the things I've done than regret the things I haven't done.
