    Citizens advice were helpful when I had a prob, in my case the LL backed down at the first hint of legal proceedings - goes to show that some of them will try it on every time. They can't charge you for wear and tear.
  • I've just been reading through the DPS guide to deposit, disputes & damages & it doesn't look like the Agents or the Land Lord actually know what they can/can't keep your deposit for or the way the adjudicator's make they're decisions.

    I'm going to print it out highlighting the applicable parts & post it with my letter by special delivery tomorrow.
    I'd rather regret the things I've done than regret the things I haven't done.

    What did you say this agent who knows nothing about residential tenancy rules was called again? Was it Howkins and Harrison?

    DONT !!!! send your letter special delivery as it has to be signed for and the LA may not do that.
    So send 2 copies from different post offices ( ask for proof of posting) to the LA/Landlord
    Good Luck in your new home and with the bump!
