Whats the legal size limit for boxroom to be then classed as a bedroom?

    You say you've lived in house for 28 years and you bought it 15 years ago but now you are not happy about it! In that earlier time the landlords altered the room configuration to suit you growing family. It seems you had ample opportunity to decide whether or not it would suit your future needs as a home before buying it.

    You presumably have access to a tape measure. None of the rooms have changed size or shape since you bought it or lived in it previously. You knew exactly what you were getting. You secured a discount on the house...possibly partly because in its current configuration it might be difficult to sell on otherwise.
    Now you want to blame somebody else for the fact that your needs are changing again as your children grow. If this is true (...and it does seem extremely hard to credit) you are deluding yourself. It was up to you satisfy yourself about the house before you decided to buy it. Since, in this case, you are better off than when you were renting the same property, it is very hard to see what you can possibly have to complain about.

    I do not believe there are any regulations about "mis-selling" of houses. Nobody appears to have misrepresented anything to you and you were certainly in a position to know anything you needed to about the property. Of course the estate agent was pushy, s/he is trying to sell a house and that's how s/he makes her/his living -- they are renowned for it. It was up to you to be a mature, intelligent adult and make an appropriate decision for yourself on the evidence available.

    If it's really the practical considerations that concern you and your child has recently moved out of a cot, as you imply, get a small child's bed...there are plenty around (some even expand lengthways to accommodate a growing child). Otherwise 2' 6" is a standard bed size and smaller ones can be made and mattresses cut or ordered to size.

    Noone is at fault here and trying to turn the clock back to blame others for a situation that has suited you and benefitted you financially for years is unreasonable in my opinion. If the house no longer fits your needs you could do like anyone else in a similar position and look for one that does. You can decide for yourself whether it is worth the expense of reconverting to a two bedroom house or selling at a lower price as it stands.

    Sorry if that sounds blunt but, from what you've said, I think those are the facts of the situation.

    I've cut your post down into the key points as far as I can see them.

    The original surveyor should be liable for not explaining that children get bigger as they get older.

    You were lucky (to quote Monty Python!), My dad had to convert a single bedroom to accommodate five children (3 girls 2 boys). He built a partition wall with a sliding door across the middle of the room : two smallest girls(6 and 4) in bunk beds against the wall, eldest girl (13 at the time) in small single bed on opposite wall(pure luxury!), two boys (8 and 10) sharing double bed on the other side of the wall. Never mind a cat, there wasn't room to swing a hamster!
    Hmm, it was only just over 40 years ago...maybe I can sue the landlord for not having bigger rooms in the flat!... or my dad for doing the best he could in difficult times. Better idea: maybe I'll just be grateful we had a roof over our head, food in our bellies and a loving family, all of which matter a lot more than bed or room size in the long run.

    Owner/Occupier who still seems to have a council tenant mentality, where something such as a child getting bigger should be "sorted out" for them by somebody else.

    i feel that you are just upset that other private buyers (you were in essence a social housing buyer) wont be conned into buying a property that is a 2 bed but on the price of a 3 bed, so you're not going to get as much money as you thought you were
  • You bought and own the house. If you didn't like it over a quarter of a century ago why did you buy it?

    Possibly, if I'm interpreting the OP's post correctly...

    The mods were made by the council some time in the 80s or 90s.
    The OP wasn't sure about the mods at the time they were done but they served a purpose which OP was happy with.
    The OP bought under RTB in 1997.
    The OP is now trying to sell and has been told that some of the mods
    -don't comply with CURRENT building regs
    -devalue the house and it would be more attractive to buyers if the mods were undone.

    I think "They" is either the council, the person who has just told OP that the house would sell better if the mods were taken out or both.

    In which case, no one has done wrong by the OP. The council did what was right in the circumstances of the time. OP allowed him/herself to be convinced that it was the right thing to do and then learnt to live with it.
    New advisor is saying that it would be better to have these things taken out because the house would be more attractive without them. OP doesn't have to remove them because they aren't dangerous/illegal but it will limit the available buyers.
    No one is wrong. No one has given bad advice. Circumstances, best practice and legislation have all moved on over the 28 years that OP has lived there and the 15 years since OP bought. OP needs to decide whether to update the property or sell as-is.
