Whats the legal size limit for boxroom to be then classed as a bedroom?

I am sorry if this question has already been asked. My house is an ex council house which in turn was sold off to Cross Keys. In 1997 we bought this house. It was soley built as a 2 bedroom property that was turned into a 3 by use of a stud wall. The room is L shaped and my daughters bed is partially inside an old cupboard that was already built in the original bedroom as that was the way our house was designed and built.
We complained verbally about this, time was running out for completion of buying this house and we felt we had no choice but to buy it as it was due to her attitude and advice.
Later we have been told that to be able to make the house easier to sell we would have to turn it back into a 2 bed.
Could have we been given the wrong advice by them? Was we told the truth? How big is the average size cot? Any advice would be truly welcomed as we feel that we were misguided etc. This in turn we paid more money for this house and it does not help with the discount the government is offering new buyers today. We did get a discount off the property at the time but not a massive 50%. Basically we feel it was mis -sold it. Many Thanks

    In terms of flogging houses/flats to punters, room sizes is woteva the seller can get away to convince a daft purchaser with, beyond ludicrous exaggeration: (If you need examples go read any estate agent's window..).

    However, as regards statutory overcrowding & rental properties, assuming Engerland, see here...

    But the floor area of a room also determines how many people can sleep in it:
    • {at least..} floor area 70 - 89 sq ft (6.5 - 8.4 sq m approx) = 1 person

    No offence but we all make mistakes: Yet another mistake is then to decide that it must be someone else's fault, not yours... Be big, be bold, fess up!!! Perhaps not "Miss-sold" but "Miss-bought"??

    And has the property gone up in value since you bought it, perchance??

    It is not fully down to that, quearing what i felt due to bad advice etc. There are many other questions regarding this. Examples being fire hazzards as they put folding hollow doors to allow safer access to the bedroom i am referring to. Basically they took a basic wooden/chipboard door away and cut them in half to make each door so to speak ( gaps around doors). When they altered it we did request that they made sure that we could fit a single bed in it. Others being related to house insurance and the list goes on. Yes this house has dramatically dropped in value of the price of the property after discount. Yes the bedroom is smaller than the square footage allowed. Yes we of mis-bought this house. Yes we were renting prior to buying it when they altered this house.

    What did your surveyor say at the time?

    Generally in a bedroom you can fit a single bad and a wardrobe. I'm not aware of any other requirements.

    No we cannot get a small single bed in the room ( floor space), just a small single wardrobe. As i said the bed is also hand made and she has to sleep partially inside an old singe size wardrobe which makes the room/floor space an L shape. The room is very deceiving.

    I am confused. You are saying there is a bed in it, but also that a bed doesn't fit.

    Also surely you viewed the place and had a tape measure before you bought?

    I really cannot work out who you think you have a complaint against. Can you explain more clearly?

    There is no size limit on anything being classed as a bedroom. Other than the question most people would ask: can you fit a bed in it? Not a single bed - a double bed. And other vita furniture too. People here can be very harsh, but it's hard to understand why you bought it.
